CBDI unveils sustainable, ‘next generation’ township in Batangas

Lipa City on Wednesday witnessed the launch of a groundbreaking township offering a new sustainable, “next generation” community for Batangueños.

Paseo De Lipa, spanning 100 hectares across three barangays, is poised to introduce a dynamic mix of residential communities, commercial hubs, and recreational amenities, all guided by Citihomes Builder and Development Inc.’s (CBDI) commitment to sustainable development.

Going green

CBDI’s latest and biggest initiative to date highlights the evolution of its green commitment, launched first in 2022 with its pioneering next generation project called Liora Homes Naic. This development in Cavite is also the Philippines’ first BERDE-certified residential district.

“It is our aim with our next generation projects, of which Paseo De Lipa is the second, to promote conscientious living for all residents, and be an example to fellow developers to do the same,” said CBDI executive vice president John Philip Wang.

At the same time, CBDI also strives “to build durable homes that will last for generations, and spacious enough for growing and full-grown families, while still providing our homeowners opportunities to expand their dwelling spaces.”

A standout

Such an aspiration is considered rare in the economic and low-cost segment in the Philippines—something that will no doubt make this up and coming community stand out in the market.

Based on its masterplan, Paseo De Lipa will have residential horizontal developments and midrise buildings, promising varied setups for any type of individual or household—be it independent, multigenerational, or startup. There will likewise be spaces allocated for a school and hospital, retail areas, a mixed-use residents’ club and events venue, among others.

The development of Paseo de Lipa will begin with the residential component, divided into five phases. Phases 1 and 2 will initially offer townhouse and single attached options, named Levana and Larissa, respectively. Levana is a two-story townhome with three bedrooms, two toilet-and-baths and a provision for a carport. Unit sizes begin at 60 sqm. Larissa, meanwhile, is similar to Levana but offers a total of four bedrooms. It has a floor area of 90.12 sqm.

Eco-conscious homes

What’s distinct about these homes is the fact that they will all have CBDI’s“Eco-ssentials” sustainability features, as seen in Liora Homes Naic.

“The CBDI way of sustainability starts with the house models themselves,” Wang noted

Paseo De Lipa homes will be equipped with net-meter grid-tied solar panels in partnership with SolarNRG Philippines. On top of using a more responsible energy source and enjoying significant energy savings, homeowners can sell their excess power to the Lipa grid.

The community will also have rainwater tanks from Weida Philippines, which store between 500 and 1000 liters of water at any given rainfall. Residents get to save on their water bill, preserve precious groundwater, and reduce flooding.

The homes and construction processes are virtually lumber-free, in line with CBDI’s aim to address the global problem of deforestation. CBDI uses synthetic wood planks that prevent termite infestation. Additionally, all homes will have leak-free septic tanks with four chambers, one more than the standard three, as well as outfalls with waste management chambers, minimizing negative impacts to the country’s waterways.

“Buying an ‘Eco-ssentials’-powered home from CBDI requires developing habits to live more efficiently,” said Wang. “However, it is our belief that if our homeowners put in the effort, the rewards can be more fulfilling than just lower power and water bills; they become better human beings in the care of our planet and its precious resources.”

Well-rounded lifestyle

Paseo de Lipa, in itself, will also ensure that residents are accorded a well-rounded lifestyle.

The development will feature a 25-meter-wide spine road with dedicated bicycle lanes and wide sidewalks for residents to maintain an active lifestyle, which will not only eventually connect two public roads, but also help prevent congesting the Lipa city center.

CBDI also maintains its promise of delivering amenities beyond what are normally expected in its segment. Paseo de Lipa will have an expansive residents’ club with an airconditioned 400-person capacity events hall, twin covered basketball courts, multiple swimming pools and multipurpose halls, and playgrounds.
