Emperador Properties takes full control of Caleido in Spain

Emperador Properties Socimi SA, the real estate venture of billionaire Andrew Tan in Spain, has completed its full takeover of another Spanish property, raising the total value of its assets to 1 billion euros.

In a statement over the weekend, Emperador Properties said it now fully owned Caleido, a mixed-use urban complex within the Cinco Torres Business District in Madrid, after buying the remaining 50-percent stake. This raises the value of its assets by 34.23 percent from around 745 million euros in 2022.

“Caleido was conceived with a clear objective—to create an attractive, accessible, sustainable and comfortable urban environment that allows the revitalization of the northern area of Madrid through a unique concept,” Emperador Properties CEO Jorge Domecq said.

Emperador Properties initially acquired 50 percent in Caleido in 2021, making the property its third acquisition in Spain.

The 138,000-square-meter Caleido features a health-care facility, a dedicated retail area and IE University, one of the top 10 universities in the world under the 2025 Quacquarelli Symonds University Rankings.

Its commercial tenants include Scalpers, Ecoalf, Mango La Maquina, Ornella and The Dalmore, the Scotch whisky brand of Emperador Inc.

Established in 2015, Emperador Properties is separate from Tan’s liquor conglomerate Emperador. The property firm currently manages and invests in real estate assets in Spain, and it is also the only Filipino company to be listed on Spain’s BME Growth Stock Exchange.

When it went public via the Spanish exchange in 2022 under the ticker “YEPSA,” the company aimed to “increase its capacity of capturing more real estate resources to finance its future growth.”

Apart from Caleido, Emperador Properties also owns the 57-story Torre Emperador Castellana in Madrid and the 23-story Torre Diagonal One in Barcelona.
