Riverpark sets the pace for Cavite’s next phase of growth
Cavite has become one of the Philippines’ strongest growth stories.
Once seen as a residential extension of Metro Manila, this province in the South has since emerged as a growth center in its own right. Last year, its local economy expanded by 5.4 percent, owing to the strength of its commercial, industrial, and service industries.
Home to 4.3 million residents, Cavite has now become a production base and a consumer market large enough to sustain its own momentum. And today, that cycle of growth continues to strengthen as the so-called “Industrial Powerhouse of Southern Luzon” draws more businesses, investors, and residents seeking opportunities in the South.

Beyond connectivity
This growth is partly fueled by the steady rollout of big-ticket infrastructure projects that have brought together markets, labor, and opportunities.
Key developments like the Cavite–Laguna Expressway (Calax), Daang Hari Extension, Cavite-Tagaytay-Batangas Expressway, and the coming Sangley Point International Airport will further expand the province’s reach and efficiency–making it, even more so, the preferred location for logistics, manufacturing, and back-office operations.
But the bigger story is what follows connectivity: rising employment, expanding commercial activity, and growing local demand. Cavite’s industrial estates and business parks continue to attract locators, while its service economy grows alongside a young, skilled workforce.

‘Next Gen City of the South’
Clearly, Cavite’s advantage goes beyond the expressways as its expanding population is also driving real and sustained demand.
As more families and professionals relocate from Metro Manila, developers are delivering modern integrated communities that combine residences, offices, commercial areas and industrial spaces. Land value appreciation is supported by consistent job creation and a maturing consumer base.
Building on this momentum is Riverpark, the 600-hectare township of Federal Land Inc., which is poised to drive Cavite’s next wave of development.
With the nearest Calax exit just 700 meters away, Riverpark rises as an integrated city with a mix of residential, commercial, and institutional developments designed to sustain growth. It is envisioned as the “Next Gen City of the South”, with three districts, each offering a complete mix of uses and its own central business district.

Key investments in Riverpark
As it is, key investments are already reshaping General Trias City: the Uniqlo Logistics Facility, which is targeted for completion by early 2026; SM City General Trias, the city’s first SM mall; and the Ateneo de Manila University Cavite campus, set to open by 2030.
Federal Land NRE Global Inc. (FNG)–a partnership between Federal Land and Japan’s Nomura Real Estate Development Co. Ltd.–also launched the township’s first residential project called Yume at Riverpark.
This 18-ha Japanese-inspired neighborhood offers 296 prime lots with sizes ranging from 300 sqm to 527 sqm. At present, 76 percent of the land development works have been completed, which will enable FNG to start turning over lots by 2026. Future residents can look forward to Yume’s six pocket parks, one central park, and a clubhouse designed by Ar. Ed Calma and UDS Japan.
Meanwhile, the Riverpark North commercial lots, launched in October 2024, were sold out in just seven months, affirming the strong potential of this 6.9-ha emerging lifestyle district.
Riverpark North offered 16 lots averaging 1,300 sqm each. Investors can build offices, retail shops, restaurants, hotels, schools, and other key amenities in this area, which is directly connected to the 16-ha Central Park.
All these initial developments are seen to generate thousands of quality jobs and anchor Riverpark’s role as Cavite’s new economic hub.
A sound investment
Indeed, Cavite’s fundamentals are aligned for continued expansion given its growing workforce, improving infrastructure, and sustained investor confidence. The growth potential of its property sector also remains high as more institutions and enterprises move South.
Riverpark is well-positioned to capture this strong momentum. At full build, it is projected to generate 740,000 jobs, and house about 695,000 residents, making it both a product and a driver of Cavite’s rise. Riverpark is, no doubt, a masterplanned city primed for productivity, connectivity, and livability.
