Unlocking the viability and popularity of MM lot-only projects

At the height of the pandemic, Colliers Philippines reported a strong appetite for lot-only projects in key areas outside Metro Manila.

In the Cavite-Laguna-Batangas (Calaba) corridor and Central Luzon Region for instance, lot-only projects posted a 10 to 17 percent annual price increase from 2020 to 2024.

The solid pace of growth in terms of price appreciation and take-up has been compelling property developers to look at other viable sites for new lot-only launches.

While recent launches in Pampanga, Bulacan, Cavite, Laguna, and Batangas have been recording strong demand from an affluent market, property firms are now setting their sights on Metro Manila and its viability as a lot-only residential hub.

But given the lack of developable land in Metro Manila, including parcels ideal for lot-only projects, property firms need to carefully assess the type of developments to offer investors. With projects outside Metro Manila recording brisk take-up, just imagine the strong potential for similar lot-only developments in strategically chosen sites in the capital region.

Aside from a discerning and affluent immediate market looking for properties to acquire within Metro Manila, these lot-only projects also benefit from improving connectivity; investors’ search for properties that have high resale value; and thriving demand for residential projects offering greener open spaces and more premium amenities.

 

Infrastructure to sustain demand, raise attractiveness

This heightened interest is supported by bustling commercial activities in the southern part of Metro Manila covering the cities of Las Piñas, Parañaque, and Muntinlupa.

Interest in Metro Manila south is also being driven by infrastructure projects in the pipeline, which are reducing travel time to key urban areas in the Calaba corridor.

Among the projects lined up for completion include the North-South Commuter Railway, Cavite-Laguna Expressway (Calax), LRT-1 Cavite Extension, Cavite Bus Rapid Transit, Ninoy Aquino International Airport (NAIA) Rehabilitation, and the Bataan-Cavite Interlink Bridge. Complementing these developments are existing road networks such as the South Luzon Expressway (SLEx), Daang Hari, and Daang Reyna, which already provide improved connectivity across surrounding communities.

Greener open spaces, more premium amenities

Colliers Philippines believes in the importance of green open spaces in residential enclaves.

Our most recent Colliers poll showed that more than 90 percent of our respondents believe that having green and sustainable features is important in purchasing residential units.

Over the past few years, several developers ramped up the integration of healthy and sustainable amenities into their new projects, including their lot-only developments, which have seen strong demand post-pandemic.

These amenities include expansive clubhouses, pools, modern gyms, sports courts, as well as active lifestyle amenities such as parks, jogging paths, and biking trails.

As previously highlighted, the prospect of launching limited lots in Metro Manila, where demand appears to be brisk, will only excite prospective buyers.

These attractive lot-only projects are set to redefine the Metro Manila residential landscape. It will be an interesting property arena for national property players.
