Ayala Land Premier breaks ground for P10.4-B Makati tower

Ayala Land Premier has started construction on its upscale Laurean Residences tower in Makati City.

This marks a key step forward for the project after generating P10.4 billion in sales since its launch last year.

In a statement, the company said the shift into the execution phase of Laurean Residences reflects sustained demand for premium homes in prime central business districts despite broader market fluctuations.

Ayala Land Premier president Mike Jugo described the development as an “urban sanctuary.”

Designed to redefine upscale city living, the project is touted for its long-term location value and deliberate planning with international and local design experts.

“Today, we’re not just breaking ground—we are opening a bold new chapter in refined urban living,” Jugo said.

Laurean Residences will rise as the flagship residential tower within Dela Rosa Gardens. This is a 1.3-hectare mixed-use estate along Paseo de Roxas and Dela Rosa Street.

The masterplanned district will also host the new headquarters of Bank of the Philippine Islands and a 2,700-square-meter urban park.

The project is located near Ayala Triangle Gardens, Greenbelt and One Ayala. It will also be linked to Makati’s “Emerald Network” of elevated walkways and green corridors. These will offer residents direct access to key commercial and lifestyle hubs and promote walkable, sustainable living.

The residential tower will feature a range of units, from suites to expansive four-bedroom homes. It will cater to professionals and multi-generational families seeking long-term residences in a prime location.

To deliver the project, Ayala Land Premier tapped an international design team that includes HB Design, Joyce Wang Studio and Landscape Tectonix, working alongside Filipino consultants.

The collaboration is aimed at blending global standards with local climate and cultural considerations to create a distinctive residential product.

The company said Laurean Residences will serve as a template for future upscale urban developments “that balance density, design quality, and location value, reinforcing its strategy of pursuing premium projects in core growth centers.”

With construction now underway, the project is expected to add momentum to Makati’s luxury residential pipeline and highlight Ayala Land Premier’s continued push to deliver high-quality urban homes for the evolving premium market.
