Ayala Land revives residential launches
Ayala Land Inc. (ALI) is expanding its residential pipeline as its housing inventory returns to prepandemic levels, giving the property giant room to selectively launch new projects.
The Zobel-led property developer said Thursday it would introduce residential lots across three developments in South and Central Luzon, supported by sustained demand from end-users.
The pipeline includes new phases of developments in Nuvali Estate in Laguna and Lipa City, Batangas, as well as a new residential development in Crescendo Estate in Tarlac.
ALI said these areas are benefiting from infrastructure investments, expanding employment centers and growing economic activity.

The renewed launch activity comes after the company brought its residential inventory down to 15 months of supply, roughly back to prepandemic levels.
“The sustained demand, coupled with more stable operating conditions, gives us confidence to offer new products in these markets,” said Meean Dy, president and CEO of Ayala Land.
Dy said the company would initially focus on horizontal developments within its integrated estates.
Mike Jugo, chief commercial officer of ALI, said demand continued to be driven by end-users making long-term housing decisions.
“We continue to see healthy demand particularly among families seeking larger living spaces, integrated amenities, and strong connectivity,” Jugo said.
The new projects are located across the Calabarzon and Central Luzon regions, which ALI identified as growth markets benefiting from major infrastructure projects.
These include the Cavite-Laguna Expressway and the North-South Commuter Railway, alongside growing employment centers and economic activity.
ALI has a land bank of more than 9,000 hectares and operates 54 estates nationwide.
The firm’s portfolio spans residential, office, commercial and industrial properties, alongside shopping centers, hotels, resorts, warehouses and other leasing businesses.
