AyalaLand Logistics profit falls 71.5%

AyalaLand Logistics Holdings Corp. (ALLHC) saw its 2025 net income tumble 71.5 percent to P200 million as industrial lot sales slowed during the year.

In a disclosure on Thursday, the industrial parks and logistics arm of property giant Ayala Land, Inc. said it had booked consolidated revenues of P3.8 billion last year. This was 26.8 percent lower than the top line recorded in 2024.

ALLHC said revenues from industrial lot sales totaled P1.7 billion, down 50 percent from the previous year due to limited available inventory and tempered demand.

Leasing revenues helped cushion the decline. The company’s leasing business took in P2 billion, up 8 percent. This reflected stable operations and continued portfolio expansion.

Warehouse revenues reached P746 million, slightly lower than in the previous year. ALLHC ended 2025 with a total warehouse gross leasable area of 379,000 square meters, up 11 percent. This was driven by acquisitions in Pangasinan and Iloilo, as well as additional units in Pampanga and Cavite.

Cold storage revenues rose 88 percent to P308 million following the acquisition of new facilities.

Pallet positions increased 56 percent to 31,600 from 20,300 in 2024.

Commercial leasing revenues stood at P935 million, up 2 percent, supported by improved mall occupancy and stable office leasing.

During the year, ALLHC launched P3.2 billion worth of new industrial inventory in Cavite and Batangas Technoparks.

The firm is also preparing the next phases of Pampanga Technopark for registration with the Philippine Economic Zone Authority and the Board of Investments. This is part of the planned launches this year.

The company also completed Phase 1A of its A-FLOW data center campus in Biñan, Laguna. It has an initial 6 megawatts of IT load capacity.

ALLHC president and CEO Robert Lao said the company prioritized stabilizing and optimizing assets amid a more measured market environment.

“As we move forward, we remain committed to disciplined execution and positioning the business for sustainable, long-term growth,” Lao said.
