Dusit Greenhills opens in 2026

Thai hospitality group Dusit International will open the doors of its sixth project in the Philippines by the fourth quarter of next year as it seeks to capture demand in the upscale segment under its newest hotel brand.
Dusit International on Monday said the 200-key Dusit Hotel Greenhills, Manila would occupy the top 10 floors of the 50-story Primex Tower in San Juan City and feature the Benjarong Thai restaurant, a rooftop bar, rooftop swimming pool and ballroom.
The group signed a hotel management agreement with Primex Realty Corp. in March.
This represents the company’s sixth development in the Philippines after Dusit Thani Manila, Dusit Thani Mactan Cebu Resort, Dusit Thani Residence Davao, dusitD2 Davao and Dusit Thani Lubi Plantation Resort.
Biz Buzz earlier reported about the impending closure of Dusit Thani Manila in Makati City, nearly three decades since it began operations. Although this has yet to be confirmed, industry sources said Dusit’s leasehold right was set to expire, and the lot would revert to the Ayala Group.
Replacing it will either be a new office or mixed-use tower, the sources said.
The latest timeline for the Greenhills project was announced alongside the unveiling of Dusit Hotels, the group’s ninth hotel brand, “designed to deliver tailored upper-upscale experiences.”
Three hotels under this brand are already operating, namely, Dusit Hotel in Qatar, Dusit Le Palais Tu Hoa in Vietnam and Dusit Hotel AG Park in China.
According to Dusit, the new brand was introduced as a response to growing demand from hotel owners and developers for “distinctive properties that combine international standards with a strong sense of local identity.”

Dusit aims to have 120 to 300 room keys per property under the Dusit Hotels brand.
“This new brand allows us to bring our unique Thai-inspired gracious hospitality to a broader range of properties, while giving owners the scope to tailor experiences to their specific markets—all backed by our proven systems, global distribution and operational excellence,” Dusit International chief operating officer, Gilles Cretallaz, said in a statement.
The 76-year-old Dusit currently operates 294 properties across 18 countries, including 55 hotels and resorts and 239 luxury villa rentals.
It has so far announced 14 new projects this year alone, bringing its total pipeline to over 60 properties, mostly catering to upscale segments.
