Megaworld to pour P10B into new township malls

Megaworld Corp. is ramping up its retail expansion with plans to invest around P10 billion to build new lifestyle malls across key provincial townships.

This will be done through its retail and commercial arm Megaworld Lifestyle Malls, to reinforce the group’s push to grow recurring income streams.

In a statement on Thursday, the Andrew Tan-led property giant said construction would begin this year on several retail projects in Pampanga, Bulacan, Cavite and Bacolod City.

Megaworld said these developments are expected to add over 150,000 square meters (sq m) of gross floor area to its retail portfolio.

They are part of its long-term goal of reaching one million sq m of gross leasable area (GLA) by 2030.

The upcoming projects include Capital Mall in Capital Town Pampanga, Northwin Global Concourse in Bulacan, Maple Grove Mall in General Trias, Cavite, and The Upper East Mall in Bacolod City.

Designed as “curated lifestyle malls,” the malls will offer integrated retail, dining and leisure options tailored to their respective township communities.

Each mall will feature distinct design elements. Capital Mall will highlight Pampanga’s sugar heritage.

Northwin Global Concourse will be directly linked to the future North-South Commuter Railway station.

Maple Grove Mall will adopt a classical modern design. The Upper East Mall will integrate a century-old Balete tree as a centerpiece.

Megaworld is also expanding Festive Walk Mall in Iloilo Business Park with a two-level retail addition that will house a Landers Superstore. This will further strengthen its retail footprint in the Visayas.

Megaworld Lifestyle Malls head Graham Coates said rising consumer spending continues to boost demand for commercial spaces. This, especially in fast-growing provincial hubs.

“This allows us to expand our leasing portfolio while introducing new lifestyle concepts that enhance the overall value proposition of our developments,” Coates said.

The retail projects form part of Megaworld’s P65-billion capital expenditure program for 2026, supporting expansion across residential, office, hospitality and retail segments.
