Wholesale chain Makro opens in 4 Ayala estates

Ayala Land Inc. (ALI) is bringing wholesale retailer Makro to four of its mixed-use estates in Luzon, strengthening its recurring income portfolio while adding new commercial anchors to its developments.

The Zobel-led property giant said it signed land lease agreements with Makro Philippines covering Cloverleaf in Balintawak, Quezon City; Broadfield in Biñan, Laguna; Arca South in Taguig City; and Evo City in Kawit, Cavite.

Under the lease structure, ALI will retain ownership of the properties in Broadfield, Evo City and Cloverleaf. Makro will develop and operate the stores.

In Arca South, Makro will operate within the local Ayala Mall. The arrangement is expected to generate recurring lease income for ALI while bringing high-traffic retail anchors into its estates.

“These agreements underscore the role of ALI’s estates as strategic gateways where communities, businesses and commerce come together,” said Christopher Maglanoc, head of regional estates at ALI.

Maglanoc said the wholesale format would give families and businesses within and around the estates access to a wider selection of products and a large-scale shopping experience.

The four locations span established and emerging growth centers across Metro Manila and Southern Luzon.

Arca South is Ayala Land’s 74-hectare mixed-use estate positioned as a commercial and transport gateway to southern Metro Manila.

Cloverleaf sits at the junction of Edsa and the North Luzon Expressway.

Broadfield, meanwhile, is being developed as ALI’s first business campus in Laguna, with locators from manufacturing, logistics and business services.

Makro Philippines is a joint venture between Ayala Corp. and Thailand-based CP Axtra Public Co. Ltd., which operates wholesale and retail brands including Makro and Lotus’s.

Makro will sell fresh and dry food, imported products and nonfood essentials through physical stores and an e-commerce platform. Its omnichannel model is designed to serve both businesses and households.

ALI said the partnership forms part of its strategy to maximize its land bank as its estates mature, while working with businesses that can support the everyday needs of surrounding communities and enterprises.
