A preview of possibilities at The Observatory Sales Pavilion

Federal Land NRE Global Inc. (FNG) formally unveiled on Tuesday The Observatory Sales Pavilion, offering the first tangible glimpse of a promising new lifestyle community rising in Mandaluyong City.

This 1,700-sqm showroom, which exemplifies the strength of combining Filipino creativity and Japanese precision, features studio to three-bedroom model units inspired by the youthful vitality of Tokyo’s Shibuya district, complemented by a landscaped path and viewing deck that echo the calm of tranquil escapes.

It’s a fitting introduction to The Observatory, a 4.5-ha mixed-use development that marks the inaugural vertical venture of FNG–the powerhouse partnership between Federal Land Inc. and Japan’s Nomura Real Estate Development Co. Ltd.

Setting new benchmarks

“This has been years in the making. It may have taken time, but that time was essential. We knew we had to introduce a showroom that reflects our values. Our project should be built with utmost care for customers, shaped by innovation, and strengthened through collaboration,” FNG and Federal Land chairman Alfred V. Ty said during the launch of the sales pavilion.

“This space represents readiness. It reflects the hard work of many, the dedication to detail, the pursuit of quality, and that is both Japanese and Filipino at heart. We are looking forward that The Observatory will not only offer distinct Japanese inspired spaces, but also set new benchmarks in design, lifestyle and community living,” Ty added.

Joining Ty at the ribbon cutting ceremony were Japanese Ambassador Endo Kazuya, FNG vice chairman Yusuke Hirano, FNG president Thomas F. Mirasol, and former Mandaluyong City Mayor Benjamin Abalos Sr.

Bringing new value

In his remarks, Hirano explained that FNG was founded precisely on their commitment to bring new value to the Philippines. And this showroom, he said, is proof of that promise.

“Here, Japanese precision meets Filipino creativity, building something modern and lasting. Nomura Real Estate brings its legacy in urban development and community design with Federal Land’s experience and insight. We combine the strengths to deliver the project that will stand the test of time… What we achieved with this showroom is only the beginning. We look forward with confidence in the future we are making together,” Hirano said.

Kazuya, for his part, placed his utmost confidence in The Observatory which, he said, exemplifies the closer economic ties and collaboration between the Philippines and Japan.

“This new sales pavilion facility stands as another shining example of how Japanese concepts, design, and quality really reach the lives of many Filipinos. Located in the heart of Metro Manila and strategically positioned, surrounded by major business centers such as Makati, BGC and Ortigas, I firmly believe in the success of this project. A visit to The Observatory Sales Pavilion is an experience of Japan itself, with a warm UCC coffee in your left hand, brochures in your right hand, and visions of the future unfolding in your mind,” Kazuya added.

The tour begins at the reception area which features a scale model of the masterplan. Guests are then led to studio to three-bedroom model units, each reflecting a distinct lifestyle–from the energy of modern bachelors to the needs of young families, blending aspiration with Japanese design sensibilities.

A landscaped green path connects the spaces, highlighting the balance between indoor and outdoor living. Inside, thoughtful details stand out like the traditional genkan entryway in every unit, a pull-out counter in the one-bedroom, and a pull-out panel in the studio.

The experience concludes at the second floor view deck, where panoramic views of the Bonifacio Global City skyline offer a striking preview of the elevated perspective The Observatory promises to deliver.
