Alsons Dev unveils Mahogany South in Davao City

Davao City—Alsons Development and Investment Corp. (Alsons Dev), a trusted developer in Mindanao, launched its newest residential project, Mahogany South, in a grand ceremony at Dusit Thani Grand Ballroom on March 18.
“Mahogany South delivers and embodies our vision of enhancing lives and promoting sustainable living, allowing families to build a future in a secure, thoughtfully designed and vibrant community,” said Miguel A. Dominguez, Alsons Dev president and CEO, during the event.

The development, covering 13 ha of prime land in Davao City’s Tugbok district, offers 594 units which include open lots, bungalows and bungalows with loft.
Lot-only units are perfect for families who prefer to design their own abode. The bungalows are single-attached homes featuring two bedrooms, two bathrooms and a provision for a carport. The other house-and-lot offer—the best-selling product in the mix—features the same spaces plus a loft.
The first batch of houses would be turned over to homeowners by 2027.

Closer to nature
Excellent masterplanning brings residents closer to nature. The community has tree-lined streets and over 2 ha of parks, including a dog park, a playground, pocket parks and a greenway. It also has swimming pools, a covered court and a football field.
Accessibility is another strength. It is close to schools, healthcare facilities, commercial centers and recreational spaces. Plans to transfer city government offices to Tugbok will make the address even more central.
The project was accessible “not just in terms of location but also at a price that is within the reach of middle-class families,” said Alsons Dev VP and general manager Eric D. Dela Costa in his speech.

Strong take-up
Alsons Dev’s first foray into the southern part of Davao City is also the third project of Nurtura Land and Home, a brand focused on mid-cost housing.
Initially offered in end-2024, Mahogany South now enjoys 66 percent take-up, and an exponential increase in property values.
A long wait for Alsons Dev homes to hit the market may have also driven up demand. In her speech, Alsons Dev director Rosvida A. Dominguez explained that Mahogany South was in the works since 2020, only stalled by the pandemic.

“Rather than feeling discouraged, the team used this time to refine and enhance the project plans,” she said. “We wanted to be assured that… we would offer a development that truly meets the needs of today’s property seekers.”
She further noted that Mahogany South represented the values that have been present in Alsons Dev in its 60 years of existence: dedication, resilience and thoughtful planning.
