Alviera CBD to expand economic opportunities in Central Luzon

Alviera has marked another significant milestone with the groundbreaking of Alviera Commons—the first retail block within the Alviera Central Business District (CBD). Designed to meet both essential needs and lifestyle-driven food and beverage experiences, Alviera Commons officially signals the beginning of retail development in the CBD. This progress further strengthens Alviera’s position as the next major regional growth center in Central Luzon.

As the estate continues its rapid evolution, world-renowned architectural and urban design firm Henning Larsen is finalizing the CBD’s masterplan. Their vision blends nature with a dynamic mixed-use environment—integrating commercial centers, expansive open spaces, offices, leisure destinations, and lifestyle hubs—creating a vibrant and pedestrian-friendly city center.

This development ushers in a new economic chapter for Central Luzon. Set within Alviera’s 1,800-hectare emerging estate in Porac, Pampanga, the Alviera CBD is poised to become a future regional hub, unlocking fresh opportunities for business, growth, and expansion.

New phase of development

The groundbreaking ceremony, which was graced by officials from Ayala Land, Nuevocentro, Leonio Group, and the local government of Porac, was aptly highlighted by a spectacular lantern and fireworks display celebrating Kapampangan heritage. It fittingly signaled an exciting new phase of estate development that will firmly establish Alviera as a regional center for businesses, institutions, and community activities.

Mayi Platero-Rodriguez, Ayala Land Estates senior project development head for South and Central Luzon, said at the event that they are “steadily completing the puzzle that is the Alviera CBD” by laying down a solid groundwork to create a complete and active community. These include the opening of Porac’s first multipurpose open grounds and the groundbreaking of Alviera Commons, the estate’s inaugural retail development.

Each component is seen to reinforce Ayala Land Estates’ long-term vision of building a modern, integrated urban center in Pampanga.

“Tonight marks another milestone for Alviera as we open yet another first for Porac—multipurpose open grounds that will serve not only as a park, but also a place for wellness, sports, and recreation. As Alviera continues to activate its various components, we are also excited to share that earlier today, we officially broke ground for the construction of Alviera’s very first retail development—Alviera Commons,” Platero announced at the CBD groundbreaking on Dec. 3.

“Located where the current Alviera signage stands, Alviera Commons will serve as the signature welcome feature at the estate gateway. It will house a diverse mix of essential retail and dining options. To complete the experience, it will also feature an open food park, a play area, and a water feature—all set against the magnificent backdrop of the Alviera mountain range,” she said.

Multifaceted economic center

The CBD itself was designed as a multifaceted economic and lifestyle center, capable of hosting commercial offices, institutional anchors, technology and business process management (IT-BPM) operations, hospitality offerings, healthcare facilities, and lifestyle experiences.

Its strategic location near the North Luzon Expressway (NLEx) and Subic-Clark-Tarlac Expressway (SCTEx) likewise positions it as a central gateway for enterprise and mobility across Central and Northern Luzon.

Such locational advantage will be further reinforced by the arrival of institutional anchors.

Miriam College is set to welcome its first students by the second quarter of 2026, while the La Salle Botanical Gardens is scheduled to open the initial phase of its development later that same year. These openings will add academic, cultural, and environmental dimensions to the estate’s offerings and strengthen its role as a center for education and public engagement.

These upcoming developments also build on the strong momentum established by the estate’s early attractions, including the SandBox, City Kart, the Driving Range, and Alviera’s vast open grounds which host leisure and outdoor events. These early facilities have since established Alviera as a regular destination and have demonstrated its capacity to sustain steady foot traffic. This is a crucial indicator as Alviera prepares for larger commercial and institutional operations.

These current and future projects further strengthen confidence in a community that is progressively taking form. After all, as Alviera continues to grow, so will the opportunities, innovations, and quality of life it brings to the region.
