Arca South: A city of connectivity on the rise

When Ayala Land Inc. (ALI) unveiled more than a decade ago its plan to develop what was once the Food Terminal Inc. (FTI) complex in Taguig City, it had sounded ambitious but attractive.
The property giant had this solid vision of transforming the area into a modern and mixed-use masterplanned community.
Today, the 74-hectare FTI complex is known as Arca South, a highly connected business and lifestyle district. Ayala Land has carefully developed the estate to attract significant investments, drawing in residential, commercial, and office projects. Malls, hotels, and institutional facilities–such as the Healthway Cancer Care Hospital, the country’s first dedicated cancer hospital–have further boosted foot traffic, spurring robust economic activity.

Residential developments
Residential developments by Ayala Land Premier, Alveo, and Avida are shaping Arca South into a diverse community, offering everything from premium low-density enclaves to mid-market high-rise residences. The estate is fast becoming a residential hub for those who value convenience, connectivity, and long-term growth within a vibrant mixed-use setting.
As residential demand continues to rise, more businesses are eager to tap into the estate’s expanding market, a momentum that will soon be reinforced by Ayala Malls Arca South.
Slated to open in December 2025, it is envisioned as the estate’s central hub–a key lifestyle and commercial destination that will bring together a curated mix of global and local retail brands, dining concepts, entertainment options, and civic spaces, all within a walkable community.
With all the ongoing developments in Arca South, land values have steadily appreciated, fueled also by improvements in infrastructure and connectivity.

Direct access
In terms of transportation, Arca South’s direct access to key transport corridors including C5 Road, South Luzon Expressway (SLEx), and the Skyway adds to the attractiveness of the location.
In November 2023, San Miguel Corp. and Ayala Land signed an “integration agreement” so that on and off ramps into Arca South will be integrated into the South East Metro Manila Expressway Project, thus providing better connectivity between the Skyway and Arca South.
This improved access is expected to further increase the estate’s value.
Arca South is also targeted to be a key location for transport and commute in the metro. One of the grand plans in the area is the Taguig City Integrated Terminal Exchange (TCITX).
The Department of Transportation (DOTr) and Ayala Land, along with other government agencies, held in February this year a groundbreaking ceremony for this P4-billion multi-modal terminal.
By 2027, commuters traveling between Laguna, Batangas, and Metro Manila may be able to use the TCITX, which is also set to provide a direct link to major railways that are currently under development. The terminal was designed to cater to 160,000 passengers and 5,200 vehicles daily, according to the DOTr.

Sustainable features
Sustainability is also a key feature of Arca South.
In 2019, Ayala Land opened its pilot Eco Hub facility, which aims to collect and reuse discarded plastic materials, and transform them into valuable resources for construction. This circular economy initiative for recycling plastic waste into building materials, reducing landfill waste elevates the lifestyle in Arca South.
