At 95, Ortigas Land keeps building forward
For 95 years, Ortigas Land has built places that continue to earn their place in people’s lives.
Nearly a century in business has given this seasoned developer deep roots in Metro Manila, but its ability to adapt to shifting preferences and market conditions has, more importantly, allowed it to remain relevant across generations.
This remarkable feat of keeping the right balance between continuity and change is aptly reflected in Ortigas Land’s anniversary theme, “One Heritage. One Tomorrow.” Heritage offers experience and perspective, while the future demands sound judgment and foresight on what to preserve and what to rethink.
Responsive and relevant
Since its inception in 1931, Ortigas Land has grown through periods of war, economic and political upheavals, and the rapid expansion of Metro Manila. While its buildings, neighborhoods and estates have remained responsive to changing needs, the promise behind them has stayed the same: to create places that can continue to serve people for generations.
“Reaching 95 years is a rare and remarkable milestone. For nearly a century, Ortigas Land has endured and evolved through defining moments in history. It has rebuilt in the aftermath of World War II, weathered economic and political challenges, and embraced changes across generations,” said Carol Torres-Mills, vice president and head of Offices, Hospitality, Planning, and Corporate Marketing at Ortigas Land.
Heritage that holds value
Ortigas Land’s own history can be traced through some of Metro Manila’s most established addresses.
Greenhills, Valle Verde, Greenmeadows and Wack Wack Village helped define masterplanned residential living in the capital region. Their tree-lined roads, generous spaces, access to daily essentials and strong neighborhood identities attracted buyers when they were first introduced.
Although built for earlier generations, these communities have remained practical, desirable and among the most coveted in the metro. This solid track record has helped Ortigas Land earn trust across generations.
“Heritage for us is measured not only by the years we have been around, but by the trust we have earned from generations of customers, partners, and communities. That trust has been built on our unwavering commitment to excellence, integrity, and service—values that have guided us for the past 95 years and will continue to shape our future,” Torres-Mills said.
This heritage also proves Ortigas Land’s ability to uphold exacting standards amid changing market cycles. After 95 years, its expertise and experience have undoubtedly sharpened its sense of what will endure and what to build next.
“Whether we’re enhancing our established estates or developing new ones, we always ask ourselves: Will this continue to create value years from now? Will it improve the lives of the people and communities we serve? Those questions keep us focused on building places that are not only relevant today but will continue to serve future generations,” Torres-Mills added.
Districts growing with the people
Ortigas Land has been doing exactly that: building districts that grow with the people they serve.
Ortigas Center, for instance, has held up across different market cycles. Spanning Pasig and Mandaluyong, it grew into a major business district through a mix of offices, residences, retail destinations and public institutions. Long before mixed-use development became a standard, this district was already demonstrating how different property types could support one another.
The same principle runs through Ortigas Land’s other estates.

Greenhills is being redeveloped while retaining its familiar commercial and social character. Capitol Commons places a park within a community of homes, offices, shops and restaurants. Ortigas East is developing into a contemporary business and lifestyle district, while Circulo Verde offers a greener residential environment built around movement and outdoor life.
Beyond offering prime locations, these estates offer what buyers nowadays are looking for: connectivity, accessibility, technology, convenience, practical amenities, and value.
“Our role is to anticipate those needs by continuously refining our residential portfolio, integrating technology where it adds value, and introducing new developments that remain relevant over time. You’ll see that continue with a new residential development later this year,” said Jenna J. Belardo, vice president and head of residential business at Ortigas Land.
“To us, tomorrow isn’t about chasing trends. It’s about building homes that continue to make sense years from now. That means choosing locations carefully, planning communities thoughtfully, and designing homes that remain relevant as lifestyles change,” she explained.
This is already evident in Ortigas Land’s current residential offerings.
The Galleon along ADB Avenue combines Grade A offices and residences in Ortigas Center. Empress at Capitol Commons places wellness at the center of the residential experience. Olin at Jade Drive includes co-working areas and work-from-home facilities. Costa Calatagan, meanwhile, brings the company’s planning experience to a 45-hectare resort-residential community in Batangas.

Shared experiences
Retail faces a different test. As online platforms make shopping easier, Ortigas Malls is strengthening what physical retail can offer: dining, events, culture and shared experiences.
“While we honor our legacy, we continuously reimagine our malls to meet the changing needs of today’s and tomorrow’s communities,” said Arch. Renee Bacani, vice president and head of Ortigas Malls.

“Our role goes beyond retail. We bring people together, champion local talent and businesses, and create destinations that enrich everyday life. By placing our customers at the forefront of everything we do, we help build resilient, connected, and future-ready communities—honoring our heritage while shaping a better tomorrow for the people we serve,” Bacani said.
What makes all this possible, however, is Ortigas Land’s people: teams that understand and carry forward the company’s culture, preserving institutional knowledge while remaining flexible enough to respond to change.
“One thing that has stayed consistent through the years is our people. Even as the company has grown, we’ve remained close-knit enough that collaboration still happens naturally across teams. That sense of teamwork allows us to adapt more quickly, stay connected to our purpose, and continue building on the values that have guided Ortigas Land for the past 95 years,” said Atty. Mike Abundo, vice president and head of corporate resources division and estates.
At 95, Ortigas Land indeed has a long history to celebrate and plenty more to look forward to. Its ability to stay relevant leaves no doubt that the company has an exciting and impressive future ahead.
