Ayala Greenfield Estates holds its place in the South

Amy Remo

Demand does not persist for over two decades without reason, nor does it sustain premium pricing without a strong and stable foundation.

At Ayala Greenfield Estates, that foundation is evident in how new opportunities continue to be introduced today, giving select buyers access to this highly exclusive community, where availability remains limited yet value has been sustained over time.

Prime position

Launched in 2000, the 350-hectare Ayala Greenfield Estates continues to hold a prime position in the market, consistently commanding a premium amid changing market conditions. A closer look at this estate explains why.

For one, Ayala Greenfield Estates is easily accessible via the South Luzon Expressway (SLEx) through the Batangas Exit. It’s also just a short drive from Nuvali in Santa Rosa, and about 30 minutes from Alabang, Muntinlupa City.

As the first Ayala Land Premier development in Calamba, it secured an early foothold in an area that has since grown in scale and significance, supported by infrastructure improvements and the continued influx of businesses into the southern corridor.

Ayala Greenfield Estates’ scale and low density layout have also been maintained, with distinct residential enclaves integrated well into parks, open spaces, and expansive natural landscapes.

With sweeping views of the well manicured fairways, parks, mountains, and lakes, the estate continues to immerse residents in a nature-forward living environment.

A core asset

Central to this estate is the Ayala Greenfield Golf and Leisure Club, which occupies a little over 100 hectares of the estate.

This includes an all-weather, 18-hole, par 72 championship course, designed by Robert Trent Jones Jr., a pioneer in environmental golf course design. Set against a stunning backdrop comprising Mt. Makiling and Amprigon Hill, this course is renowned for its integration with the natural terrain, making it one of the country’s leading golf destinations today.

Complementing this is the Village Clubhouse, designed by Leandro V. Locsin Partners. Positioned on a hilltop, it offers an extensive range of amenities as well as panoramic views of the surrounding landscape, thus extending the estate’s leisure offering beyond the course itself.

ALP Golf Invitational

Just last week, Ayala Land Premier hosted at the Ayala Greenfield Estates its 2nd Golf Invitational, marking the return of this flagship event following its debut in 2019.

The gathering brought together homeowners, partners, stakeholders, and top executives, pointing to a private community that continues to stay engaged. While golf drew everyone in, the invitational carried on beyond the fairways, opening up spaces for interaction.

Ayala Land Premier president Mike Z. Jugo welcomed guests and players at the awarding ceremony, noting that the invitational was meant to kick off a tradition, to celebrate, and to bring the community together in the spirit of friendship.

At the same time, the event further strengthened the identity of the estate as not just a residence, but a lifestyle destination anchored in leisure, nature, and connection.

The estate also features choice amenities for residents to enjoy.

New residential offerings

For those wanting to secure their own space within Ayala Greenfield Estates, new opportunities have recently opened up, with Phase 10A offering the latest set of lots.

More specifically, this 8.4-ha neighborhood has made available 39 lots with sizes averaging 665 sqm. Set on a rolling terrain between 100 and 160 meters above sea level, the village opens up to more expansive views of either greenery or the lake.

As it stands, take-up has been strong, reflecting sustained interest in the estate’s limited offerings. Pricing has likewise moved in step, with current lots now priced at around P61,000 per sqm.

Prominence and prestige

More than two decades on, Ayala Greenfield Estates remains firmly in play, retaining the prominence, prestige, and exclusivity of this close-knit community.

This staying power is very telling as it points to an estate that has held its line amid economic cycles and market shifts, while preserving the distinctions that define it, making it all the more valuable over time.
