Ayala Land Estates kicks off 2026 with ‘Built for Breakthroughs’ vision for business growth

It was an evening that celebrated achievements and marked a confident step into the year ahead.

Ayala Land Estates Inc. (ALEI) opened 2026 with a spirited sales kick-off under the theme “Built for Breakthroughs,” rallying its network of sellers, brokers, and partners around estates moving steadily into visible progress—and at the center of it all, commercial lots that power business growth across its masterplanned communities.

Hosted by Pauline Amelinckx and Anton Roxas, the kick-off unfolded with a performance by LED Dancers Manila, and a fireside chat with Olympic gold medalist Carlos Yulo and SEA Games medalist Mika de Guzman, who drew parallels between athletic discipline and the persistence required in Sales.

More importantly, the evening also honored top brokers and sellers, whose exceptional achievements reflect ALEI’s long-held belief that breakthroughs are built, not accidental.

As 2026 begins, Ayala Land Estates stands ready—built to lead, built to execute, built for breakthroughs.
Adding inspiration to the program was a fireside chat with champion athletes, Olympic Gold Medalist Carlos Yulo and SEA Games Medalist and Atletang Ayala Mika de Guzman, who shared stories of resilience, discipline, and perseverance—drawing strong parallels to the daily challenges and breakthroughs of the sales force.

Built through cycles

That belief, ALEI Group Head Chris Maglanoc said, has been forged through decades of navigating changing markets.

“There’s no question the environment is more demanding. Decisions take longer. Trust, especially for high-value investments, must be earned every single day. But if there’s one thing Ayala Land has learned over decades, it’s this: Breakthroughs are not born in easy markets. They are built—deliberately, patiently, and with conviction,” Maglanoc said in his speech.

He explained that this is precisely what makes this year’s theme, “Built for Breakthroughs,” so fitting. Ayala Land has advanced through political upheavals, financial crises, and even a pandemic, enduring not by reacting to the moment, but by staying anchored in what it does best.

“We build in the right locations. We masterplan at scale. And we create value that lasts. These fundamentals are not just our strengths; they are the reason we are confident in what lies ahead. What makes 2026 exciting is what is coming to life across our various estates. The breakthroughs will be visible and felt by the market,” Maglanoc added.

Commercial lots at the center of growth

At the core of Ayala Land Estates’ portfolio are its commercial lots—thoughtfully positioned within integrated estates to support a wide range of business uses, from offices and restaurants to hospitality developments, retail concepts, and mixed-use ventures.

These lots are designed not merely as parcels of land, but as long-term platforms for enterprises to grow within districts where residential communities, offices, schools, malls, and public spaces already drive daily activity and demand.

For investors and entrepreneurs, this means building within ecosystems that are already masterplanned for sustained foot traffic, accessibility, and value appreciation.

ALEI Group Head Chris Maglanoc, who shared key milestones across the Ayala Land Estates portfolio, highlighted how major developments in Arca South, Nuvali, Parklinks, Circuit Makati, Vermosa, Alviera, Gatewalk, and Azuela Cove in Davao are moving from vision to visible progress, thus strengthening confidence in what lies ahead.

Visible progress across estates

That confidence is increasingly grounded in what is now taking shape across ALEI’s estates, where commercial districts are moving from blueprint to reality.

Maglanoc highlighted, in particular, how major ALEI estates like Arca South, Nuvali, Parklinks, Circuit Makati, Vermosa, Alviera, Gatewalk Cebu, and Azuela Cove Davao are moving “from vision to visible progress,” strengthening market confidence and opening more opportunities for business locators.

Arca South in Taguig City is transitioning into full urban activation with the opening of Ayala Malls Arca South and upcoming transport connectivity, creating prime locations for offices, retail, and lifestyle concepts.

Nuvali in Sta. Rosa, Laguna continues to expand its central business district (CBD) footprint and commercial density, reinforcing its role as the commercial heart of Laguna.

Parklinks in Quezon City is advancing as a lifestyle and sports hub destination, while Circuit Makati continues to strengthen its positioning as a creative and cultural district.

Vermosa in Cavite and Alviera in Pampanga are adding major institutional anchors, including schools and CBD components, further driving demand for surrounding commercial spaces.

Gatewalk Cebu and Azuela Cove in Davao are likewise expanding their mixed-use and waterfront retail offerings, creating new opportunities for hospitality, dining, and business establishments.

Beyond flagship estates, momentum continues across ALEI’s portfolio with new retail formats such as Makro Superstores in Cloverleaf, Arca South, Broadfield and Evo City. The Shophouse concept, which started in Cresendo, now rises in Crossroads, Areza, and Ascenda in Davao.

Breakthrough partners driving growth

As progress becomes more visible on the ground, brokers and sellers—ALEI’s breakthrough partners—play a critical role in helping investors recognize opportunities early, even as districts continue to take shape.

“To you, our sales partners, this project pipeline matters because confidence drives your clients’ decisions,” Maglanoc said. “What you’re offering today isn’t speculation—it’s visible progress. It’s a future already taking shape.”

That role took center stage during the ALEI Ambassador Awards, which recognized top-performing sellers and broker partners for achieving the highest value of reserved and booked commercial lot sales in 2025.

“We are not built to wait on the sidelines. We are built to lead through cycles. We are built for breakthroughs,” Maglanoc concluded.
