Jointly developed by Ayala Land, Inc. and the Tagle Group, the 51-storey tower is introducing the Double Bottom-Up Construction Method to Ayala Land’s residential portfolio for the first time—a move driven by the unique constraints of its highly urban site.

Designed to offer exceptional privacy and exclusivity, Park Villas reflects a meticulous approach to luxury living, where every detail is thoughtfully considered to meet the evolving demands of a highly discerning market of refined, global taste. Setting a New Standard in Construction Excellence

Beyond its sophisticated design, Park Villas also represents a significant advancement in construction methodology. The development is being built by MDBI Construction Corporation (MDBI), a joint venture between Ayala Land’s Makati Development Corporation, one of the Philippines’ leading engineering and construction firms, and Bouygues Bâtiment International, a subsidiary of the globally renowned Bouygues Construction based in Paris.

Through this partnership, MDBI combines local expertise with international engineering excellence, bringing together decades of experience in delivering complex, large-scale developments. For Park Villas, MDBI introduced the Double Bottom-Up Construction Method, marking the first time the technique has been utilized in Ayala Land’s residential portfolio.

Engineering Excellence, Executed with Precision

Unlike the conventional bottom-up approach, where excavation is completed before construction progresses upward, the Double Bottom-Up Construction Method allows above-ground and below-ground structures to be built simultaneously. As excavation advances, permanent structural slabs are constructed sequentially from the upper levels downward, providing support for surrounding retaining walls while enabling vertical construction to proceed.

A comprehensive assessment of the site determined that this was the most suitable solution for Park Villas. With basement levels occupying the entire building footprint and limited space available for construction logistics, the Double Bottom-Up Construction Method offered a more efficient and practical approach. The system also provides a significantly stiffer bracing mechanism, minimizing displacement and protecting adjacent structures in the densely built urban environment of Makati.

The methodology is projected to reduce the overall construction timeline, with the base build construction finished months ahead of schedule, while maintaining strict standards of safety and quality. More importantly, it enabled the team to execute the project with greater precision, an essential requirement for a development of Park Villas’ caliber.
