Ayala Land Premier’s Virendo makes exceptional debut in Davao City

Ayala Land Premier’s (ALP) first foray into horizontal luxury living in Davao City drew an overwhelming response last week, as it raked in some P2.7 billion in sales in a matter of days.
The exceptional debut of Virendo—which was officially launched on Feb. 9 with an initial offering of 150 lots—highlights a number of important things. First is that the appetite for exclusive residential enclaves is thriving beyond Metro Manila, and that affluent investors are recognizing Davao as the next frontier for property investments.
At the same time, this signals strong investor confidence in ALP. Having already established a presence in the city’s high-end condominium market, ALP’s expansion into horizontal developments, in fact, reflects a maturing market—one that discerning buyers recognize as a fresh and prime opportunity for capital appreciation and long term value.

Buyers’ trust
“This demand indicates the strength of the luxury residential market and reflects our buyers’ trust in the Ayala Land Premier brand. Clients are investing in distinct, well-planned communities at premium locations that create enduring value as investments or homes for their families,” said ALP president Mike Jugo.
Jugo also pointed out that in the past years, there has been a growing preference for more open spaces, privacy, and deeper connection with nature outside your usual city centers.
This is what can be expected of Virendo, which will rise within Ayala Land’s masterplanned estate in Toril, a district 16 km from the downtown of Davao City. The estate is a joint venture between Ayala Land and Anflo Management and Investment Corp.

An ‘elevated haven’
Jay Teodoro, Ayala Land head of Premium Residential Business Group, Vismin and Estates Projects, explained in a briefing that Virendo is derived from the Spanish words verde (green) and pausado (gentle/deliberate). It’s an “elevated haven framed by Davao’s hills and shoreline.”
The first phase of Virendo, which spans 37.4 hectares, is set against the stunning backdrop of the Apo-Talomo mountain range and the Davao Gulf. At an elevation of up to 237 meters above mean sea level, Virendo accords residents a panoramic lifestyle with nature’s grandeur on full display.

According to Teodoro, they brought to Virendo ALP’s signature courtyard concept, which has so far been implemented in six other projects.
“With this concept, we provided pocket gardens within residential blocks to create
ample spaces between the houses. Residents can use this for sports and leisure. This concept is very interesting and very successful in our other developments, that’s why we are applying it here also in Virendo. Essentially, the residential lots will have a sort of an exclusive pocket garden in front of their properties,” he added.

Green expanse
Virendo will indeed be an expanse of green open spaces as there will only be five lots per hectare. Lot sizes will range from 450 sqm to 1,803 sqm.
Teodoro said Virendo will offer five lot classifications: two Greenway Estate lots (1,744 sqm to 1,803 sqm); 38 Greenway lots (700 sqm to 1,262 sqm); 26 Courtyard Greenway lots (500 sqm to 1,206 sqm); 82 Courtyard lots (450 sqm to 850 sqm); and two Prime lots (850 sqm to 951 sqm). According to officials, the two biggest lots had already been taken up. These lots will be ready for turnover by the second quarter of 2029.
With its low-density design, Virendo offers the ultimate luxury—privacy, space, uninterrupted connection to nature, and a front-row seat to Davao’s finest views.

Premium amenities
Besides all these, future residents will also have access to two premium amenity centers designed for relaxation and recreation.
The Residents’ Lounge, located near the main entrance, offers indoor and outdoor spaces for intimate gatherings. At the highest point of the neighborhood, the Sports & Leisure Center features a social hall, pool complex, and multi-purpose court. The amenities are designed by BAAD Studios, renowned for creating purposeful, experiential and sustainable spaces.
