Cebu’s pride strengthens foothold in Mindanao
Cebu Landmasters Inc. (CLI) has, no doubt, found its footing in Mindanao.
Its six consecutive Best Developer (Mindanao) titles suggest as much. What began as an expansion beyond its Cebu base has grown into a sizable presence across Davao, Cagayan de Oro, Butuan and General Santos, with projects now spanning housing, condominiums, hospitality and mixed-use developments.
That track record earned another fresh recognition at the 14th PropertyGuru Philippines Property Awards, where Cebu Landmasters was named Best Developer (Mindanao). This honor formed part of a nine-award haul that further strengthened the company’s strong footing in VisMin.
Building scale in Mindanao
Mindanao has become an increasingly important part of Cebu Landmasters’ business, and nowhere is that scale more evident than in Davao.
At the center of its presence there is the 22-hectare Davao Global Township (DGT) in Matina, a P33-billion joint venture with members of the Villa-Abrille family. Rising on the former Davao Golf Club property, DGT is being developed as a mixed-use district with residential, office, retail, civic and lifestyle components. Its first phase includes The East Village, DGT Cultural Center and DGT City Center.
Beyond DGT, Cebu Landmasters’ Davao portfolio includes The Paragon Davao, One Paragon Place, Citadines Paragon Davao, LPU Town Davao, Casa Mira Towers LPU Davao, Mindara Residences, MesaTierra Garden Residences, Casa Mira Homes Davao and Velmiro Heights Davao.
The response to several of these projects has been strong. Casa Mira Homes Davao, for example, reached close to 80 percent sales within three days of its 2023 launch.
Cebu Landmasters has likewise built a sizable presence in Cagayan de Oro through MesaVerte Residences, Casa Mira Towers CDO, Velmiro Uptown CDO, Velmiro Heights CDO and Manresa Town. The 14.6-ha Manresa Town, being developed beside Xavier University-Ateneo de Cagayan’s new Masterson Campus, represents a larger play for the company in the city. Its first residential development, One Manresa Place, generated P4 billion in sales in its first two days and surpassed P5 billion within two weeks of launch.
The company has since widened its reach to Butuan, with Casa Mira Homes Butuan, and General Santos, where it introduced Casa Mira Homes GenSan. These developments show how Cebu Landmasters’ Mindanao portfolio has grown across price points and formats, from economic housing and mid-market residences to hospitality developments and large-scale townships.
Best Housing Development
This year, it was Casa Mira Homes GenSan that put a Mindanao project in the spotlight.
Named Best Housing Development (Mindanao) at the 14th PropertyGuru Philippines Property Awards, this development is Cebu Landmasters’ first development in General Santos City and its 18th Casa Mira community. This extends the company’s Mindanao presence into another key city.
The 21-ha masterplanned community currently offers 1,218 homes, with select units fitted with built-in 2.2-kilowatt solar systems. About 60 percent of the development is allotted to open space, while the project is now fully sold out.
Casa Mira Homes GenSan also marks a first for Cebu Landmasters as its first solar-integrated economic housing community, bringing the feature into the company’s affordable housing portfolio.
Beyond adding another project to its Mindanao portfolio, this project further reflects how Cebu Landmasters’ Mindanao business has evolved. The company is no longer entering cities with a single residential offering. It is returning with larger developments, introducing different product types and investing at a scale that points to a longer-term presence.
From Davao Global Township to Casa Mira Homes GenSan, Cebu Landmasters’ Mindanao portfolio shows how far the company has come from simply entering new cities. It is now building with greater scale and range.
