Curated Lipa living ‘Done Rockwell’

The spotlight is now on emerging and flourishing cities outside Metro Manila.

With the spillover growth from the capital region and significant infrastructure improvements in the countryside, nearby provinces in Southern Luzon are now becoming prime locations for investment. These cities, which hold huge potential for further growth, are not only attracting businesses and investors, but are also drawing in homebuyers and leisure travelers seeking modern amenities and a balanced lifestyle away from the frenzy of the metro.

Thriving center

One example is Lipa City in Batangas.

Over the last decade, this burgeoning economic center has been seeing a steady influx of investments, as it offers a multitude of opportunities for investors and residents looking to capitalize on its ongoing progress. Several reasons account for its attractiveness as a destination.

Among them would be its location, as Lipa City belongs to Batangas province, which accounted for a fifth of Calabarzon Region’s P2.94 trillion economy in 2022, according to data from the Philippine Statistics Authority (PSA). Calabarzon further remained the second biggest contributor to the national economy in 2023, with a gross regional domestic product of 5.2 percent, equivalent to P3.1 trillion.

The country’s industrial hub, according to the PSA, is likewise one of the major deployers of overseas Filipino workers (OFWs), accounting for 15.3 percent of the total as of 2022. This means many households in Calabarzon are recipients of remittances that contribute to their improving purchasing power.

Lipa City, for its part, was found to be among the areas nearest Metro Manila that posted the highest growth rates. The city’s economy expanded 2.33 percent, said Colliers Philippines.

Lipa City benefits as well from its proximity to major thoroughfares such as South Luzon Expressway (SLEx) and STAR Tollway, ensuring ease of accessibility to Metro Manila, which is nearly 80 km away.

This connectivity—to be further highlighted upon the completion of big-ticket projects such as the SLEx Toll Road 4 and Manila-Batangas Bypass Road—has helped attract more businesses, create opportunities, generate fresh jobs, and drive economic activity, eventually leading to the demand for and development of commercial, residential, and leisure projects in this first class component city.

At the same time, such proximity makes Lipa an attractive alternative for those looking for a quick escape from the congestion of the capital while still being within a convenient distance.

This growing interest in Lipa City has not gone unnoticed by national developers, who have aggressively begun expanding their projects in the area over the last several years. The rising demand for land, combined with the scarcity of prime real estate in Metro Manila, has made cities like Lipa highly appealing to investors and homebuyers alike.

It should be noted that despite appreciating land values, Lipa City’s property prices remain affordable than those in Metro Manila, presenting substantial opportunities for capital growth.

One notable player in Lipa’s real estate scene is Rockwell Land, which was able to establish a strong presence in the city from the time it launched its first project here in 2018. The developer currently has plans to launch two more horizontal residential projects in Lipa City alone, and plans to launch an additional development elsewhere in Batangas province.
