Ortigas Land reaches its 95th year in 2026 with a story larger than corporate endurance.

Its official company history traces the firm to 1931 and to the 4,033-hectare Mandaloyon Estate, a vast holding that later gave form to villages, commercial centers, institutions, and business districts.

Greenhills remains one of the clearest examples because it grew into a place with many public epicenters.

Ortigas Land notes that the area began to develop into a financial center in the 1960s, with early anchors such as the Chronicle Building, now known as Benpres, and the Meralco Building.

Today, the center covers over 100 hectares across Pasig, Mandaluyong, and Quezon City. This tri-city position gives this central business district (CBD) its unusual force. It receives the pressure of Edsa, Ortigas Avenue, Meralco Avenue, Shaw Boulevard, and Julia Vargas. It includes malls, offices, schools, churches, hotels, condominiums, and headquarters within a district that many Filipinos know without a map.

Capitol Commons ground

Capitol Commons adds a contemporary chapter to the story of Ortigas.

The 10-ha estate along Meralco Avenue and Shaw Boulevard occupies the former Rizal Provincial Capitol property. That civic site became a mixed-use district of residences, offices, retail, restaurants, and open lawn.

Estancia brought a quieter urban tone to the area, with retail and dining arranged in a leisure setting. The offices above and around it, including Estancia Offices, give the estate weekday life.

Residential towers like The Royalton, The Imperium, Maven, and Empress add domestic permanence. The lawn gives the development breathing space and a recognizable civic pause along a hardworking corridor.
