Federal Land’s Marco Polo Parkplace unveiled

Premium developer Federal Land Inc. will soon complete its masterpiece in Cebu with work on the last tower of the Marco Polo Residences commencing.

Federal Land announced the start of construction on Marco Polo Parkplace, the last of the five towers of the exclusive residential development, in a media roundtable on Aug. 27 at the neighboring Marco Polo Plaza Hotel.

“This launch is a significant step towards enriching lives and fostering communities in Cebu, embodying our commitment to the people and our vision for high quality living,” said Maria Margarita Saenz-Resurreccion, the sales group head at Federal Land.

Resurreccion noted that the developer entered Cebu in 2006 by acquiring the Cebu Plaza Hotel and turning it into a Marco Polo hotel, the first international hospitality brand to the city. Marco Polo Residences launched its first tower in 2010. The second to fourth towers followed in 2011, 2012 and 2014.

Resurreccion revealed that 98 percent of the units have been sold so “Tower 5 is your last chance [to make the switch] in the case of the Marco Polo Residences.”

5 reasons

“…[T]his tower is very special to us,” added Ar. Raymund Quimson, senior design head at Federal Land. He went on to discuss the five reasons.

First, he noted that Marco Polo Parkplace was centrally located, neighboring central business districts (CBDs), shops, schools, hospitals and places of worship. Second, it enjoyed a seamless connection to the other towers and the rest of the Marco Polo community. Scenic views are a third reason, as the Marco Polo complex sits at about 100 meter above sea level, giving dwellers a privileged vistas of Cebu’s sea-to-summit features.

A fourth reason is the design concept, Quimson noted. “We intentionally designed this to be timeless… When you look at [Tower 1], it still looks relevant and new. That’s the perfect example of being timeless. Everything is clean and neutral,” he said.

Marco Polo Parkplace is also designed to have the lowest density among the towers. It is a 20-story building with just 168 residences comprising one- to three-bedroom units, duo suites (one- and two-bedroom units joined by a common foyer) and two- and three-bedroom villas. The condominium units all feature deeper balconies and flexible utility or storage spaces.

The final reason that makes Marco Polo Parkplace special would be its unique amenities and facilities, Quimson said. It has a sky lounge and al fresco bar, a putting green, an outdoor fitness space an entertainment room, a multipurpose room and an art room.

The fifth tower also enjoys access to swimming pools, gazebo and more on the common amenity deck; and other amenities on Towers 2, 3 and 4. Aside from top-notch security and safety features, it has 100 percent backup power in the common areas and the residential units.

Masterplanned townships

Marco Polo Residences and the Marco Polo Plaza Hotel are under Federal Land Communities. It is synonymous with big rewards for buyers and investors.

Romeo Vittonelo Pascual, Federal Land estate development senior manager, explained that the developer’s newest product line “will consolidate and transform properties into multi-use, masterplanned townships.”

Soon, the Marco Polo complex will have a great mix of residential, hospitality, commercial, recreational and open spaces—like the Federal Land townships in Metro Manila, Laguna and Cavite.

“For the Cebu community, we envision a first-class community that marries urban conveniences with a breathtaking beauty of nature, supported by the Marco Polo brand’s legacy of quality and service,” Pascual declared.
