How Rockwell is transforming suburban life

Rockwell Center Makati started a high-end model for mixed-use communities, integrating residential, commercial, and lifestyle spaces in a single setting.

Over time, Rockwell Land noticed the growing demand for less dense, spacious living environments, especially as residents sought to escape urban congestion. This shift in preference paved the way for many to explore horizontal developments, offering prime residential lots and house-and-lot properties.

Expanding from the urban core

One of its first successful forays into horizontal development came with Rockwell South at Carmelray in Calamba, Laguna.

This 63-hectare residential community captured the essence of southern living, blending nature and modern amenities. It sold over 60 percent of its residential lots within the first month, signaling strong market demand for premium horizontal developments.

This success marked the beginning of a more extensive horizontal portfolio, which has continued to grow.

Rockwell also ventured in Visayas, diversifying its offerings and reaching new markets.

Nara Residences in Bacolod City, part of a 11-ha mixed-use community, integrates vertical and horizontal elements, showcasing Rockwell’s ability to adapt its brand to diverse property types. Besides condominium units, Nara Residences also offers spacious lots and has since maintained brisk sales, with its prime lots already 87 percent sold​.

In Cebu, the upcoming IPI Center Done Rockwell, a joint venture with the Wong and Castillo families, marks a further commitment to expanding its footprint in key provincial cities.

This project offers residential and retail spaces catering to Cebu’s growing middle-to- upper-class demographic.

Lifestyle-oriented communities in Luzon

In Bulacan, the company seeks to launch a 100-ha horizontal development in San Jose del Monte.

The project emphasizes wellness and nature-inspired living, providing residents with serene hillside views and vast open spaces.

The development seeks to replicate the brand’s successful formula of combining luxury with spacious, low- density environments.

Batangas, meanwhile, has also become a key area for Rockwell’s horizontal developments, with Terreno South in Lipa City as its first project.

Rockwell continues to see the promise of Lipa and is expanding with two exciting and distinct projects.

The first offers a unique living experience with scenic lake views and wellness- oriented amenities. This 38-ha development, with its tranquil hillside setting, caters to residents seeking a retreat from urban life.

Soon, Rockwell will be building a new mixed-use community in Lipa City. This 63-ha development, in partnership with General Milling Corp., is shaping up to become Lipa’s newest urban metro.
