Getting around from the South is made easy by the South Luzon Expressway (SLEx) and Skyway, which link motorists and commuters to C5 Road and Edsa. This makes it convenient for them to travel to central business districts (CBDs) like Makati and Bonifacio Global City.
The rest of Metro Manila—from Quezon City to Valenzuela and Manila—isn’t far behind. And when the week winds down, Tagaytay, Laguna, and Batangas offer quick escapes just outside the city.
With its accessibility and easygoing pace, the South has become more than just a gateway to weekend getaways. It’s also home to some of Metro Manila’s most desirable addresses.

One thriving residential hub in Muntinlupa is Susana Heights. Over the years, it has become one of the city’s prime areas, steadily increasing in value alongside nearby infrastructure developments and private investments. Known for its peaceful setting, Susana Heights offers residents a welcome retreat after a busy day at work or on the road.

Infrastructure developments
Susana Heights is considered a prime area because of its strategic location. Accessible through the Susana Heights exit of SLEx, residents enjoy easy travel to Metro Manila and nearby provinces. Public transportation is also convenient, with buses and trains available for daily commutes, making travel for work or leisure simple and efficient.

In April 2021, conglomerate San Miguel Corp. announced plans to implement a dedicated bus system or Bus Rapid Transit (BRT) project on its Skyway toll road network from Susana Heights in Muntinlupa to Balintawak in Quezon City. The BRT system will utilize the Skyway for buses that will function like trains, ferrying large numbers of passengers at a time and stopping only at designated stations at set intervals, like a high-capacity point to point bus system.

In July 2025, SM Prime Holdings Inc. said that it officially entered the premium residential market with Signature Series by SM Residences, its first solo venture outside the middle-income segment.
The first project under Signature Series is a P25-billion residential development, rising within a 284-hectare expanse in Susana Heights.
According to Jose Juan Jugo, Group head of Signature Series, the biggest lot cut to be offered in this upcoming neighborhood would be around 100 sqm, which could fetch as high as P100 million per lot.
