Manila gets a taste of Japan at award-winning MITSUKOSHI BGC

Shopping at MITSUKOSHI BGC feels like a trip to Japan.
As you go in, your senses are delightfully welcomed by warmth, simplicity and elegance—unmistakably founded on the Japanese value for balance and harmony.
The Philippines’ first and only Japanese mall was built through a milestone collaboration of Federal Land Inc. with Japan-based Nomura Real Estate Development Co., Ltd. and Isetan Mitsukoshi Holdings Ltd. Since its grand opening in 2023, the mall has been a must-visit at Grand Central Park, exciting visitors with its articulation of the “Next Manila Lifestyle.”
The steady footfall proves that MITSUKOSHI BGC has appealed to the Filipino appetite for novel experiences and community hubs. Award-giving bodies noticed it, as well.
A recent addition to its haul of citations is the Best Retail Development award at the Dot Property Philippines Awards 2025. This was one of eight citations received by Federal Land.

Best of Philippine-Japan Lifestyles
It isn’t just the mall’s visual appeal that merits the attention. So does its desire to bring to Filipino mallgoers components of the Japanese lifestyle across four floors of curated retail.
The basement floor is a depachika, which the Japanese call the basement-level food market at department store. MITSUKOSHI Fresh sells a selection of top products from Japan. The Itadaki Food Court offers Japanese and international fare, from okonomiyaki and karē raisu to Hainanese chicken and inasal.
Go up to the ground floor for more food and fashion. The merchants include world-famous Japanese brands like Snidel, Fray I.D., Pearly Gates, Grand Seiko, G-Shock, Key Coffee Kissaten, and the upcoming ABC Mart and Ipponyari. MITSUKOSHI Beauty, a one-stop shop for all things beauty, sells Japan’s in-demand wellness brands.
The second floor is populated by more restaurants and cafes such as Putien and El Born, and as well as fashion and lifestyle brands such as Bandai Gashapon and Fully Booked x Kinokuniya. The third floor is occupied by Nitori, a great place for furniture and home accessories with the Japanese look and feel. Adding thrill are special mall events that align with Japanese observances and traditions.

Japanese lifestyle
The mall is the podium of the The Seasons Residences, designed to have four towers that reflect Japan’s seasons: Haru (Spring), Natsu (Summer), Aki (Autumn) and Fuyu (Winter).
The Seasons Residences offers premium Japan-inspired condominium units, featuring genkan-style entryways, storage spaces and other famous home solutions. The building is also made safer and more secure with Japanese technologies.
The amenity floor is similarly patterned after the seasons: Active Spring (gym, daycare, playground), Breezy Summer (function room, karaoke room, pools, game room), Creative Autumn (function room, reading lounge, music studio, business center) and Dreamy Winter (spa). Residents may also consider MITSUKOSHI BGC an amenity, given its exclusive elevator access to the mall.
Residents of Haru Tower are already enjoying the comforts of home, while Natsu Tower will soon welcome new homeowners by the third quarter of 2025. Construction for the third tower, Aki, is in progress, and Fuyu, the final tower, is catering to strong demand even with limited units available.
Visiting MITSUKOSHI BGC would be like visiting Japan. And, come to think of it, living at The Seasons Residences would be akin to residing there.
