Tycoon Andrew Tan-led Megaworld Corp. holds an unrivaled leadership position in Iloilo’s office property market, accounting for nearly half of the total supply in the province.

Beyond merely cementing its market dominance, however, the property giant’s commanding 49 percent share—as reported by Colliers Philippines—also reveals its far-reaching impact on and contributions to Iloilo’s progressive economic landscape.

Thriving economic center

For one, Megaworld’s significant footprint reflects the company’s strong confidence in Iloilo’s economic potential. It highlights as well the developer’s capabilities in anticipating demand and attracting high value locators, including multinational companies and business process outsourcing firms, to its expansive township in Iloilo City—the 72-ha Iloilo Business Park.

At the same time, its premium grade offices in the province have helped transform Iloilo into a more strategic investment destination, eventually leading to more job opportunities, increased commercial activities, and a stronger, more conducive business ecosystem.

Essentially, Megaworld, through its offices, is helping reinforce Iloilo’s position as a thriving economic center in Western Visayas.

Expanding Iloilo’s business infrastructure

There’s no surprise, really, as to why businesses are choosing to locate in Megaworld offices.

Megaworld is, after all, the country’s largest office developer and landlord—operating over 81 sustainable office towers in strategic locations, covering more than 1.6 million sqm, and hosting over 200 multinational companies.

It has brought that expertise and solid track record to Iloilo Business Park, where it has over 150,000 sqm in office spaces, hosting traditional firms, local enterprises, and 12 multinational companies, mostly from IT and business process management sector (IT-BPM). These developments have so far generated over 36,000 jobs in the city.

At present, Megaworld has already completed 11 office buildings in Iloilo Business Park including One Global Place, One Fintech Place, One Techno Place, Two Global Place, Two Fintech Place, Two Techno Place, Three Techno Place, Richmonde Tower, Festive Walk Office 1 and 2, and Festive Walk Business Hub.

It is also expanding its office footprint in Iloilo with the completion of two new office buildings—the 12-story Enterprise One and the 19-story International Corporate Plaza. Another office building, the 12-story Enterprise Two is set for completion within the year.

Iloilo’s largest office development

Enterprise One, in particular, is an impressive showcase of how Megaworld is pioneering innovations in Iloilo, introducing multiple firsts to the city’s office landscape.

With 39,000 sqm of gross leasable area, Enterprise One is, to date, the largest single office development in Western Visayas, capable of generating some 12,000 jobs. It was designed to accommodate large-scale corporate operations, with expansive floor plates of up to 4,000 sqm, which are primarily ideal for outsourcing firms.

Enterprise One is also proudly Iloilo’s first and only LEED Gold-certified office building, with sustainable features such as double-glazed windows for enhanced cooling efficiency, low-flow water fixtures, and a rainwater harvesting system. Furthermore, Enterprise One is the first office tower in the city to introduce electric vehicle (EV) charging stations.

Live-work-play

A key advantage for Enterprise One locators is its prime location within Iloilo Business Park—a fully integrated live-work-play township.

This strategic setting offers employees proximity to retail hubs, dining establishments, other corporate offices, essential services, transport terminals and major road networks. This not only provides accessibility to the workforce, but also an environment that promotes productivity, work-life balance, and possibly long-term employee retention.

Recently, Megaworld also opened a new road connecting Iloilo Business Park to the Iloilo Sunset Boulevard. Enterprise One will have the closest access to this new road network, which will make it more convenient for the employees and future locators.

No doubt, Megaworld continues to drive investor confidence, employment growth, and regional development in the city with its prime office spaces—ensuring that Iloilo’s rise as progressive investment hub remains firmly in motion.
