Megaworld to transform former San Lazaro racetrack into a vibrant lifestyle district

Winford Resort Estate, a township development by property giant Megaworld, aims to recapture the charm and elegance of pre-war Manila as it transforms into the capital’s newest lifestyle destination.

Once home to the historic San Lazaro Hippodrome, the 3-ha property is being transformed by Megaworld into a vibrant, integrated lifestyle community, with French Renaissance, Neo-Classical, and Art Deco influences reflected in the masterplan of Winford Resort Estate. Located near Lucky Chinatown and the University Belt, the township positions itself as both a lifestyle hub and an ideal residential address for students, professionals, and families.

Kelvin Uy, head of Sales and Marketing at Megaworld Manila, said this transformation was intended to give the area a stronger sense of identity. He explained that retaining elements of traditional architecture is Megaworld’s way of paying homage to the city’s heritage, while aligning it with modern lifestyles and conveniences.

“We are designing Winford Resort Estate to honor the rich heritage of this historic area with a fresh look that reflects Manila’s golden years. It’s about making people feel at home by blending nostalgia with modern comforts, in a way that people can live in, walk through, and experience every day,” Uy said.

One of the most distinct features of Winford Resort Estate will be the Manila Paseo,

designed with cobblestone walkways, heritage-style façades, al fresco dining, and a mix of retail and leisure options in a space inspired by the charm of Escolta and Calle Crisologo.

The township will also be home to Megaworld’s newest residential development, One Crown Suites—a 17-story tower with 389 units designed for students and young professionals. Units range from studios to two-bedroom cuts, equipped with wireless smart home systems. Amenities include swimming pools, fitness facilities, co-working spaces, game and function rooms, and a roof deck with a garden, lounge, badminton court, and half basketball court.

“With One Crown Suites, we wanted to create a home that’s practical for students and young professionals, but also forward-looking. Smart features, co-working areas, and lifestyle amenities all come together in this development that is just a short walk away from schools and other key establishments,” Uy said.

Located in Sta. Cruz, Manila, Winford Resort Estate can be accessed via Felix Huertas Road. It is near the University Belt, home to some of the country’s major colleges and universities, which serve nearly 700,000 students. Nearby too are hospitals like Chinese General Hospital, Fabella Hospital, and Philippine General Hospital.
