Northwin Global City helps shape Bulacan’s next phase of growth

Growth is redefining Bulacan’s place on the map.

Long regarded as Metro Manila’s northern edge and a residential base for people working in the capital region, the province is now increasingly becoming a strategic center of its own.

Major infrastructure projects, population growth, expanding commercial activity and rising investor interest are all creating stronger reasons for businesses and professionals to look north.

A new urban center

A rising township by property giant Megaworld Corp. is helping fuel that growth, creating a new urban center where Bulacan’s potential can take fuller shape.

Spanning 85 hectares across Marilao and Bocaue, Northwin Global City is envisioned as Bulacan’s modern central business district, bringing together offices, homes, commercial spaces, hotels and institutions within one integrated urban center. It seeks to give people and businesses more reasons to stay, helping generate jobs, investments, enterprises and opportunities.

In doing so, this township is helping open a new geography of opportunity in Central Luzon.

Across the 85-ha township, 40 percent of the land will remain open and green.

Bringing more jobs closer to home

A key part of this vision is bringing more jobs and business activity into the province through the expansion of Megaworld’s office portfolio, supported by Northwin Global City’s strategic location along North Luzon Expressway (NLEx), about 20 km north of Metro Manila.

Accessible through the Marilao exit and Skyway 3, the township is also near the Philippine Arena, the planned New Manila International Airport and a proposed Manila-Clark Railway station, strengthening its position between Metro Manila and Central Luzon.

Megaworld is now building on that locational advantage. This year, it topped off Northwin Global Tower 1, its first office development in the township.

Designed with contemporary and sustainable features, this 11-story tower offers nearly 20,000 sqm of gross leasable space for companies seeking to establish operations north of the metro. It’s also being positioned to become the first LEED-certified office building in this part of Bulacan, creating thousands of jobs from the expected influx of business process outsourcing (BPO) firms, corporate offices and other enterprises looking beyond Metro Manila.

Its completion, therefore, would provide the township with an important daytime population, helping generate the steady flow of workers and guests needed to support a business district.

Vibrant, connected township

Complementing the offices are retail spaces that would breathe life into the township.

The 16-ha Northwin Main Street is poised to be filled with shops, restaurants, services and public spaces inspired by major urban avenues such as New York City’s Fifth Avenue, giving people more reasons to stay beyond the workday.

Megaworld currently offers shophouse lots, which can accommodate restaurants, cafés, retail stores, clinics, boutique hotels, and other services, as well as commercial lots, which can meanwhile host structures up to five stories high. These two options give Northwin adequate spaces for both larger companies and smaller enterprises.

Similarly, ample space is being set aside for those who will live, work and visit the district. Around 44 percent of Northwin Main Street will be devoted to parks, promenades and landscaped areas. This extends across the 85-ha township, where 40 percent of the land will remain open and green.

Fitness spaces and family amenities are designed for buyers’ changing needs.

Adding homes to the mix, Megaworld is also building the P2.2-billion 9 Central Park, which will offer 478 smart-home units in a 23-story tower. Balconies, bay windows, co-working areas, fitness spaces and family amenities are designed around the buyers’ changing needs.

Set across Northwin Main Street and near the green plaza, this residential tower will place residents within walking distance of future offices, shops and public spaces. Scheduled for turnover in 2027, it gives Northwin the residential base needed to support a district where work and everyday life can happen closer together.

Growing with Bulacan

Over the next two decades, Megaworld is investing P98 billion to develop Northwin Global City.

More residential towers, hotels, malls, schools, mixed-use buildings and offices are being planned, whose combined scale reflects the role Northwin hopes to play in Bulacan’s continued urban and economic growth.

As Northwin Global City develops, Megaworld is no doubt helping make Bulacan a place where more people can work, invest and build their lives closer to home.
