A hum of lively chatter, laughter, and energy flowed with the festive rhythm of the drums in this corner along New Panaderos St. on Valentine’s Day.

Its crowd—a group of Suntrust Properties Inc. employees, brokers, and their guests, all eagerly anticipating what’s to come—gathered on this day of love to witness a milestone that fittingly celebrates new beginnings, bright futures, and a fresh take on city living.

Suntrust Properties unveiled that morning its showroom and sales office for Suntrust Ascentia, a three-tower residential development designed to combine contemporary living, historical appeal, strategic location, and exceptional value for investors. A blessing and a ribbon-cutting ceremony were held—with Suntrust executives, including FVP of Sales and Marketing Jerry R. Rubis and SVP Atty. Basilio C. Almazan Jr., leading the team and guests in marking the launch of this much awaited showroom in Santa Ana, Manila.

Heritage and modernity

Rubis said in an interview that Suntrust Ascentia was thoughtfully designed to honor the rich cultural legacy of historic Santa Ana, while presenting a modern development aimed at further enhancing the lifestyle of its residents.

“Our entry into Santa Ana is meant to respect its sociocultural heritage. We are introducing a modern development in accordance with the cultural nature of the place—that’s why the character and design of our buildings are somehow patterned after the historical value of Santa Ana,” he explained.

At the same time, modern conveniences are still within easy reach, with schools, churches, hospitals, and commercial establishments all just a stone’s throw away—ensuring that residents enjoy an ideal balance of heritage, comfort and accessibility. Suntrust Ascentia is likewise near hubs like Circuit Makati, which is only about 10 minutes away, the Makati central business district, and offices in Mandaluyong City.

Suntrust Ascentia was designed to honor the cultural legacy of Santa Ana, while further enhancing the lifestyle of its residents.
Suntrust Ascentia offers both a place to call home and an opportunity to secure a solid return on investment.

An investment worth considering

This kind of connectivity to key districts makes Santa Ana an ideal place to live in—whether for professionals working in Makati, students attending nearby universities, investors seeking rental opportunities, or even young, starting families who desire the convenience of modern CBD living at a fraction of the cost.

“(At Suntrust Ascentia) we offer the same modern comforts at a fraction of the cost—around P160,000 to P190,000 per square meter, depending on the floor level. Investors can enter at a more affordable price point while enjoying the benefits of a prime location,” Rubis said.

And clearly, many already see Suntrust Ascentia as an investment option worth considering. In fact, 60 percent of its units, comprising of studio, two-bedroom and three-bedroom units, are already sold—signaling a strong demand from investors and homebuyers.

After all, Suntrust Ascentia is where affordability meets accessibility. There is also potential for high rental demand owing to its proximity to universities and major business districts, enabling it to cater to a wide range of market.

Continued appreciation

More notably, its prices also continue to appreciate, indicating a growing demand and long term investment potential of the area. This early, prices have already appreciated to about P160,000 to P190,000 per sqm, about double from its preselling price of about P90,000 per sqm.

According to Rubis, most of their investors here at Suntrust Ascentia, which is the company’s fifth project in Manila, were buyers from their other projects in this city.

“We have various projects in Manila and our investors are very happy about their investments in terms of value for money and value appreciation,” he added.

With its heritage-inspired design, strategic location, and investor-friendly pricing, Suntrust Ascentia indeed stands as a strategic addition to one’s portfolio. Suntrust Ascentia, after all, offers both a place to call home and an opportunity to secure a solid return on investment over the long term.
