Region’s best feted at the 20th PropertyGuru Asia Property Awards
Bangkok—The recently concluded 20th PropertyGuru Asia Property Awards Grand Final honored the region’s leading developers, landmark projects, and design practices, recognizing excellence through more than 90 “Best in Asia” categories.
Drawn from 13 major property markets, this year’s winners offer a clear reading of how developers in the region are responding to tighter capital conditions, sustainability mandates, and rising expectations for urban quality.

Gold standard
That insight carries weight because, for two decades now, the PropertyGuru Asia Property Awards has served as Asia’s reference point for real estate quality. Independently judged and regionally benchmarked, the awards provide a comparative view across diverse economies. To win here signals not only excellence, but also sustained relevance in an industry constantly evolving, owing to shifts in policies, economic landscapes, markets, and consumer preferences.
“Over the last two decades, our awards have expanded to become the gold standard of real estate in this region, and our glittering galas have also established themselves as the pinnacle of recognition for developers to show their excellence to the world,” said Jules Kay, general manager of PropertyGuru Asia Property Awards and Events.
“When you step on this international stage, you certainly deserve to be celebrated for your accomplishments, because you’re not just building properties, you’re building the future of Asia,” Kay said.

Local leadership, regional competitiveness
The Grand Final spans over 90 Best in Asia categories, recognizing achievements across development, architecture, interior design, sustainability, and urban innovation. Winners advance from their respective national awards programmes, ensuring recognition reflects local leadership and regional competitiveness.
Malaysia emerged as the strongest performing country with 17 awards, while Indonesia followed with 15 wins, driven by large-format, mixed-use and township developments.
Vietnam secured 14 awards, reflecting the country’s rise as a destination for sustainable communities. Singapore developers earned 11 titles, reaffirming its expertise in high density residential and commercial development.
The Philippines, for its part, had a strong showing with 10 Best in Asia titles, led by Robinsons Land Corp., which received Best Luxury Developer (Asia), among other wins.
“The distinguished winners of the 20th PropertyGuru Asia Property Awards Grand Final have expertly answered the regional demand for experiential living, wellness integration, and future-proofed design. From integrated live-work-play communities to ultra-luxurious addresses and immersive sales galleries, the collective momentum is toward more sustainable, people-centric, and technologically adaptive projects,” said Thien Duong, chair of the Grand Final jury and general director, GroupGSA (Vietnam).

Competitive edge
Beyond the glitz and glamor of the ceremonies, the PropertyGuru Asia Property Awards more notably defines the competitive advantage of Asia’s real estate markets. These awards help influence investor perception, guide buyer confidence, and set reference points for governments, planners, and financiers assessing project credibility.
For developers, these citations serve as an external measure of performance, signaling where their projects stand in a highly cutthroat regional landscape and where future standards are being set.
“This year’s Best in Asia winners showcase record-setting skyscrapers, large scale townships, transit-oriented developments, premium and affordable homes, flexible spaces, and urban landmarks… We look forward to the new standards of sustainable development that developers in Asia will deliver over the next 20 years,” Kay said.
