Rockwell’s distinct legacy of refined living, lasting value

Amy Remo

It may seem quite inconceivable that a once mothballed power facility has found new life as one of the most exclusive and prestigious addresses in the country today.

Rockwell Center Makati, which sits on the fringe of the Makati central business district, is now a bustling portrait of progress, prominence, and sophistication. Over the last three decades, it has gained renown as a self-sustaining, impeccably managed, and secure cosmopolitan neighborhood of premium residences, Grade A offices, curated lifestyle hubs, and well-manicured open spaces.

More than just a milestone in urban renewal, however, this community also exemplified Rockwell Land’s pioneering vision and gave birth to the iconic Rockwell touch, characterized by meticulous planning, uncompromising quality, intuitive design, and timeless elegance.

In the same breath, it also inevitably created that signature Rockwell lifestyle, where every detail—from choice amenities and curated verdant spaces to round-the-clock security—ensures effortless convenience, refined aesthetics, and absolute peace of mind.

Strong foundation

Rockwell Center Makati no doubt laid a strong foundation and provided an impetus to bring Rockwell’s distinct approach to more areas within the metro including Pasig City, Quezon City, Mandaluyong City and Muntinlupa City.

Building on this momentum, Rockwell also continued to broaden its office and retail portfolio.

In 2024, Rockwell Workspaces saw a strong 94 percent occupancy rate amid steady demand. This is evident in Proscenium Workspaces, which is sold out, and the warm reception for 1 Rockwell at IPI Center, one of the company’s most attractive investments on the back of Cebu’s continued growth. All offices under Rockwell Workspaces have also secured green certifications, which speak volumes of the company’s commitment to sustainability.

Similarly, Rockwell’s retail offerings continued to expand as seen in the 95 new openings made last year.

Building on this success and the steady growth of its communities in Cebu, Laguna, Batangas, Bacolod City, and Pampanga, Rockwell has gained the confidence to expand further—strategically venturing into new locations and diversifying its offerings. These moves are not the result of chance, but of a disciplined analysis of growth trajectories, infrastructure investments, and economic resilience.

These locations tout high economic output, growing populations, improved infrastructure, and active industrial and tourism sectors—all of which underpin their status as prime destinations for real estate buyers and investors seeking steady rental income and long-term capital gains.

Cebu, for example, is the anchor of Central Visayas, the country’s fastest growing region at 7.3 percent in 2024. It boasts robust commercial activity, world-class infrastructure, reliable utilities, modern business parks, and skilled talent pool, as well as a thriving tourism sector, vibrant cultural heritage, and a growing roster of lifestyle amenities.

Economic powerhouses

Similarly, Laguna and Pampanga are economic powerhouses in their own right, evident in their impressive growth trajectories which are driven by significant government infrastructure spending and private investment. Bacolod City is meanwhile an emerging economy rife with lucrative opportunities in several sectors.

Laguna, for one, exceeded in 2023 the P1-trillion mark in terms of economic value contributed to the economy. It has 21 economic zones headlined by automotive and electronics manufacturers, while a growing business process outsourcing sector provides stable employment opportunities. Pampanga, home to Clark International Airport, is also the fifth largest provincial economy, contributing P567 billion to the Philippine GDP in 2023.

In these areas, Rockwell builds communities made distinct by its signature lifestyle offering, while ensuring it pays homage to the locale’s unique character. Some of these developments have seen units and lots being turned over, while retail areas like The Pavilions at Nara have begun to flourish.

Projects like IPI Center Done Rockwell, and Aruga Resort and Residences-Mactan in Cebu, Nara Residences and Rockwell Center Bacolod, Rockwell South at Carmelray in Laguna, and Rockwell at Nepo Center in Pampanga present curated residential, commercial, retail and office space offerings that serve as dynamic investments poised to generate strong returns as these locations and Rockwell’s communities continue to progress simultaneously.

In doing so, Rockwell is able to elevate the everyday lifestyle while helping fuel economic activity outside its flagship development. This keen ability to identify, curate, and develop high-potential locations has firmly positioned Rockwell to be in a league of its own—successfully bringing the famed Rockwell touch into more areas in the country.

Diversified offerings

It is also this same keen ability and foresight that allowed Rockwell to read well the shifting priorities of its discerning market, especially postpandemic.

From vision to reality, Nara Residences’ community further flourishes as residents enjoy its curated amenities for leisure and comfort.

Recognizing investors’ growing appetite for exclusivity, quality of life, and long-term value, the developer is aggressively expanding its portfolio of provincial developments—capitalizing on both a surging demand and these areas’ growth momentum.

In Batangas alone, Rockwell will have four developments.

One is the 38-hectare Lauan Ridges, which presents an ideal mix of spacious lots, sweeping views of Taal Lake and Mt. Maculot, and a suite of amenities designed to marry the developer’s urban rigor with the serenity of hillside living.

Another is the 63-hectare Rockwell Center Lipa which continues the company’s legacy in creating secure and exclusive communities that are sophisticated and timeless—just like Rockwell Center Makati. It also touts exceptional connectivity as it will rise near the Lipa-Inosluban Bypass Road, a critical infrastructure upgrade that will streamline travel within the city and beyond.

In San Jose del Monte, Bulacan, The Samanean at Paradise Farms has already generated robust demand, thanks to its strategic site near key transport links and a community-centric masterplan. It offers generously sized lots in an elevated, modern, yet nature-inspired community.

Early market success across these developments highlights continued confidence in Rockwell’s distinct approach to sustainable, lifestyle-driven real estate.

A legacy of prestige

All these new developments signal how Rockwell remains bent on continuing its exceptional legacy as an influential force shaping communities of distinct sophistication, prestige, and exclusivity.

Despite successfully carving out a distinct niche in a highly cutthroat industry, Rockwell Land is now celebrating its 30th year with even more ambitious projects poised to scale new heights, and go above and beyond elevating lifestyles, as its newest offerings invigorate local economies, and deliver lucrative investment opportunities to its investors who seek to diversify their investment portfolio geographically and product-wise.

Its inspiring story continues as Rockwell embarks on its next chapter—this time, translating three decades of exacting craftsmanship and curated experiences into fresh horizons.
