The Federal Land Legacy: 53 Years of Building Places for Progress, Spaces for Life

Manila’s landscape has evolved greatly over decades, transforming into one of the most bustling and thriving capital cities in Asia. Premier real estate developer Federal Land, Inc. has been both witness to and major force in the capital’s development. Federal Land’s legacy stems from the passions and inspirations of its founder, the late Dr. George S.K. Ty. A business icon and philanthropist, he was known not only for his keen business sense—establishing various businesses from Metrobank in banking, to Toyota Motors Philippines in automotive—but also for his passion for the arts and architecture. His vision evolved from sketching Metrobank branches, designing homes, and eventually establishing Federal Land.

Today, that legacy lives on under the leadership of his son, Alfred V. Ty, who serves as Chairman of Federal Land. Working closely with Federal Land President Jose Mari Banzon, the leadership team continues to expand the developer’s wide-ranging portfolio while staying true to the same thoughtful and innovative spirit.

Federal Land has also built a strong commercial, office, and hospitality portfolio through world-class collaborations that bring lifestyle and leisure together in dynamic ways.

A major highlight is MITSUKOSHI BGC, the first and only Japanese mall in the country located at the podium of The Seasons Residences. It presents a curated selection of beloved Japanese brands, many of which are entering the Philippine market for the first time.

In the country’s top business districts, GT Tower International in Makati CBD and Metrobank Financial Center in BGC are iconic skyscrapers that house local and international organizations.

Federal Land also developed Grand Hyatt Manila, a hospitality icon in BGC. In Cebu, the developer introduced Marco Polo Plaza Cebu, landmark in Cebu.

Since its founding in 1972, Federal Land has grown to offer 138 properties and developments across 13 cities, designed for all walks of life.

At the luxury end, The Estate Makati, developed with SMDC and Foster + Partners, offers a prestigious ultra-luxury address paired with world-class amenities and cutting-edge design. Grand Hyatt Manila Residences in BGC stands as the first Grand Hyatt-branded residences in Southeast Asia.

Also in BGC, The Seasons Residences is a four-tower development created with Nomura Real Estate Development Co., Ltd. and Isetan Mitsukoshi Holdings Ltd., blending Japanese innovation with Filipino sensibilities.

Next Wave of Growth

Marking a new chapter for Federal Land is its partnership with Japan’s Nomura Real Estate Development Co., Ltd. through a new joint venture company, Federal Land NRE Global Inc. (FNG). Spearheading this initiative along with Alfred V. Ty is FNG President Thomas Mirasol. This company is set to push forward the dynamic infusion of Filipino warmth with inspiring Japanese innovation.

FNG’s first two developments were unveiled in 2023: the award-winning 18-hectare horizontal community in Cavite, Yume at Riverpark, and the rising vertical mixed-use project in Mandaluyong, The Observatory.

The development of about 250 hectares of residential, office, commercial, and industrial facilities in Metro Manila, Cavite, and Cebu is also in the pipeline.

Way Forward

Federal Land has sustained its growth momentum over the last five decades across key locations in Makati, BGC, Ortigas, Pasay, Paranaque, Manila, Marikina, Quezon City, San Juan, Mandaluyong, Laguna, Cavite, and Cebu.

It stands on a strong foundation of GT Capital Holdings founded by the late Dr. George S.K. Ty, whose vision led it to become one of the country’s largest conglomerates with interests in market-leading businesses.

What began as a few building sketches has become a legacy of shaping skylines and creating communities.
