The Observatory: Your refreshing, modern city retreat

Amy Remo

It’s a promising start that will soon herald a refreshing new vision for modern urban living.

Last week, Federal Land NRE Global Inc. (FNG), the powerhouse partnership between Federal Land Inc. and Japan’s Nomura Real Estate Development Co. Ltd., broke ground for The Observatory, a 4.5-hectare mixed-use complex rising in Mandaluyong City.

This significant milestone marks the start of construction for what promises to be an exciting, groundbreaking development in the “true center” of Metro Manila.

And from here, FNG’s promising vision of creating a modern city retreat that is “complete, convenient, and comfortable” will soon start to take shape and come to life.

Gracing the groundbreaking ceremony held on May 3 were some of the top officials from the local government namely Mandaluyong City Mayor Benjamin Abalos Sr. and Vice Mayor Carmelita Abalos. Joining them in this symbolic occasion were FNG executives including Alfred Ty, chairman; Yusuke Hirano, vice chairman; Thomas Mirasol, president; Margarita Saenz-Ressurreccion, head of Sales; Ar. Gilbert Berba, head of Urban Planning and Design; Masaya Hirao, executive advisor; and Yasuhiro Ohira, senior management advisor.

Landmark destinationAs Mandaluyong’s latest mixed-use landmark, The Observatory distinguishes itself through its premium location, comprehensive offerings, and panoramic vistas of Metro Manila’s skyline.

Add to that its innovative design and amenities which all the more make this up and coming complex a clear standout in today’s property landscape.

This will be evident in the nine towers that will comprise The Observatory—residential towers, an office building, and retail spaces that will provide not only a curated row of restaurants, retail shops and service establishments, but also scenic views either of the city or of Pasig River, owing to its strategic location in the metro.

Prime location

Its prime strategic location is undeniably one of the most compelling reasons why homebuyers, investors and locators are drawn to The Observatory even at this early stage of development.

Situated along Pioneer Street, this mixed-use marvel is within a 5-km radius from some of the most established central business districts in the country such as Makati CBD, Ortigas Center, and Bonifacio Global City. This makes it ideal for those who prioritize convenience, completeness, and comfort.

For end-users, The Observatory offers a convenient halfway home, while investors will find it effortless to lease units to young professionals and early nesters seeking premium quality and experience.

And by the merit of its location alone, end-users and investors will benefit significantly from the continued appreciation of capital values and prices in the “Tiger City”. Data from Leechiu Property Consultants showed that property prices in Mandaluyong have grown by about 180 percent to P334,000 per sqm as of 2022 from P119,144 per sqm in 2017.

Innovative, intentional, thoughtful

In itself, The Observatory, a fusion of Japanese expertise and Filipino sensibilities, embodies the promise of a vibrant, inclusive community designed to meet diverse needs. Helmed by acclaimed experts like architectural firm Nikken Sekkei Ltd. together with Pimentel, Rodriguez, Simbulan and Partners (PRSP), it takes on a forward-thinking approach to development, prioritizing convenience, sustainability, wellness, and overall quality of life.

For instance, The Observatory allocates 40 percent of its area to open spaces, strategically positioning towers to optimize views, ensure privacy, and facilitate safe movement within the community. Communal spaces are also integrated to promote interaction and cultivate a strong sense of community.

Semblance of Japan’s districts

Future residents will also have the opportunity to immerse themselves in Japanese culture, as the amenities in residential towers will reflect the distinctive characteristics of iconic districts like Tokyo, Hokkaido, Kyoto, and Osaka. For instance, amenities at Sora Tower, the inaugural residential development here, will capture the bustling atmosphere of Tokyo’s Shibuya district.

And indeed, Sora, the Japanese word for “sky”, ensures an elevated living experience with its host of amenities, including a children’s playroom, co-working or business center, yoga studio, fitness gym, an entertainment room, garden lobby as well as swimming pools, outdoor play area, a pet park and gardens. Whether you opt for a studio, one-bedroom, two-bedroom, three-bedroom or a penthouse unit, all these amenities are there for you to enjoy.

Designed to keep up with every stage of your city life, all the 650 well-appointed units at the Sora Tower will offer Japanese efficiency and functionality. Innovative features like the genkan, various storage solutions, and multi-functional fixtures, among others, are meant to ensure your comfort and convenience amid your fast paced lifestyle in the city.

Modern retreatAs construction starts for The Observatory, this much awaited mixed-use complex from FNG will no doubt be one iconic marvel that sets the stage for a refreshing modern retreat in a promising location that is complete, convenient, and comfortable.
