The rhythm behind Cebu Landmasters’ rise
Not all victories are earned under the spotlight. Many are built quietly over time, through persistence and purpose, much like the journey of homegrown Cebu Landmasters Inc. (CLI).
Over the past years, this has defined the Cebu-based developer’s steady yet quiet rise as a dominant force in
Visayas and Mindanao, driven by sustained efforts, thoughtful execution, and a deep understanding of the communities it serves.
Prestigious wins
That quiet hustle, though, has become too significant to ignore.
At the 13th PropertyGuru Philippines Property Awards, CLI earned multiple prestigious accolades, including two of the most coveted honors of the night, further cementing its rightful place as the leading developer in VisMin.
In particular, CLI bagged the Best Developer (Visayas), Best Developer (Mindanao), and Best Housing Developer awards, along with a Highly Commended citation in the Best Affordable Housing Developer category. Mivela Garden Residences was named Best Mid End Condo Development (Metro Cebu), while Mira Towers LPU Davao was hailed as Best Condo Development (Metro Davao). Velmiro Plains Bacolod also earned recognition as Best Housing Development (Visayas).
“These awards are a reminder that CLI can continue to improve and evolve, even as we enter our 22nd year with over 130 developments to date and growing. We never rest on our laurels, and we like to ‘dance when nobody is watching’,” CLI chief operating officer Jose Franco Soberano said in an interview with the Inquirer.
“But when these awards recognize the hard work of our CLI family, this gives us extra motivation to seek greater heights,” Soberano added.
More than a trophy case
CLI’s first PropertyGuru recognition came in 2014, a milestone that Soberano recalled with pride, not just for the honor itself but for the credibility behind it.
“There is an immense amount of pride to be recognized by an esteemed panel of the most competent and respectable experts in our industry. Most importantly, this is a very independent evaluation process, and we really appreciate the high level of good governance that is practiced throughout the process. This gives greater meaning and weight to every award,” he explained.
The meaning isn’t just internal either since for CLI, the ultimate measure of success has always been the people who now call their projects home.
“Ultimately, the most important barometer of our success is the satisfaction of our homeowners, and we dedicate these awards to them as they always bring out the best in CLI,” Soberano said.
Strong consistency
Clearly, the awards CLI received over the years strongly reflect its consistency. The fact that the company has been named Best Developer (Mindanao) for five consecutive years and that it has reclaimed its title of Best Developer (Visayas) highlighted not only its sustained leadership in the region but also its ability to raise the bar year after year.
Yet rather than resting on these accolades, CLI treats these as both fuel and responsibility.
“We feel fortunate to be in a position of leadership in the VisMin region, and we feel that there is also an immense responsibility to prove that there are more opportunities available, and to attract more investments into our region,” Soberano said.
“It also gives me a lot of joy to see new developers in our region who are also making their mark, and contributing to the homebuilding mission of our country,” he added.
Expanding impact nationwide
That sense of duty, though, hasn’t confined CLI within VisMin.
As it prepares for its initial foray in Metro Manila, particularly in Pasig City, CLI is signaling its intent to further expand its impact nationwide.
To recall, CLI earlier announced that a strategically situated 3.5-ha land along Ortigas Avenue Extension in Pasig City will mark the company’s debut in Luzon. This up and coming mixed-use community is planned to have nine residential towers with some 5,000 units, each priced from P3 million to P7 million.
“We have set our sights on Luzon, with our first Metro Manila acquisition already completed, so we are definitely motivated to win some Luzon project awards in the very near future,” he said.
Indeed, CLI’s latest PropertyGuru wins are proof that the quiet work that once began with grit and vision has found its audience. And now, with the spotlight on CLI, the challenge and the opportunity lie in sustaining that rhythm, whether anyone is watching or not.
