VisMin’s landmaster all set to make a distinct mark in Luzon


The last decade has seen Cebu Landmasters Inc. (CLI) more pronouncedly rising to become the dominant and trusted homegrown builder in Visayas and Mindanao. Now armed with more confidence, capital and credibility, it is out to prove that it can also navigate market demand and complexities in Luzon with equal deftness.

Planting its flag in Pasig
Last month, CLI COO Jose Franco Soberano disclosed that a strategically situated 3.5-ha land along Ortigas Avenue Extension in Pasig City will mark the company’s debut in Luzon. This up and coming mixed-use community is planned to have nine residential towers with units priced from P3 million to P7 million, targeted for end-users rather than speculators.
Although Pasig City has been identified as one of the areas in Metro Manila with a so-called oversupply at present, Soberano remained optimistic of their prospects—seeing this period instead as a strategic breathing room and not a cause for caution.
“What’s good about CLI is that we’re never too aggressive. We masterplan our developments,” he said.

The Pasig project, for instance, is expected to be developed over a span of seven to 10 years given the number of buildings. Plans are still being finalized but the development is expected to have some 5,000 units. Construction, according to Soberano, is slated to begin in the second half of 2026 for the first residential tower, whose launch has yet to be announced.
“So this gives us time. Because it’s a multi-phase project, we can start with one tower first. When we feel that the demand is strong, we will launch the next tower and so on. We’re now in the planning process,” he added. “Like I said, we’ve positioned it (in time) for improvements in the market. We’ll also compare with our competitors in Pasig, but we’ll make sure to come up with a more competitive, more unique product,” Soberano explained.
CLI is also eyeing more areas in Luzon for its national expansion, particularly in the Calabarzon Region. But Soberano declined to cite specific details.

Raising the bar with Japan’s NTT
Meanwhile in its home province, CLI continues to raise the bar with a partnership that fittingly signals its next chapter of growth.
Last month, CLI unveiled its showroom in Cebu IT Park for The Wave Towers, which it will develop jointly with Japan’s NTT Urban Development Asia. The company’s first international partnership is no doubt promising as this P9.2 billion, two-tower residential landmark will bring together global design expertise and local insights to create modern residences that reflect purpose and lasting value.
This will be evident in the units, which will feature minimalist interiors, prime finishes, and smart locksets, as well as amenities that will include a Japanese garden and spa deck on the 6th floor and a sky deck lounge. There will also be ground floor retail to ensure residents can work, relax and socialize without needing to leave the premises of this complex.
Through The Wave Towers, CLI has shown that it is indeed one reputable developer that has rightfully earned the respect of international players. And with more national projects in the pipeline, CLI is proving as well that it can adapt its winning formula anywhere, even far beyond its home turf.
