Your space to breathe and room to grow Done Rockwell

It was a refreshing reminder of how good it feels to breathe fresh air, stare at a stunning horizon, and stretch out under open skies.

We were visiting the sites of Rockwell Land’s two upcoming projects in Batangas–the 14-ha Molinillo at Rockwell Center Lipa and the 38-ha Lauan Ridges, which straddles the municipality of Mataasnakahoy and city of Lipa. And easily, we saw that these promising developments were conceived to capture exactly those same feelings of openness and serenity.

Everyday made effortless

Our first stop was at the Molinillo sales office, where we stood on the terrace overlooking the terrain that will soon take shape as a thoughtfully planned community. You can already imagine how it will all come together with its wide roads and lush open spaces dedicated to parks and community amenities.

Land development works are still underway, but as of today, the first phase, comprising more than 200 lots, is already sold out. This strong demand speaks volumes about how buyers recognize the value of a community that balances accessibility with breathing space, everyday convenience with Rockwell’s signature lifestyle.

It’s worth noting that Molinillo will rise within the 63-ha Rockwell Center Lipa, a masterplanned mixed-use community being developed in partnership with General Milling Corp. Envisioned as Lipa’s new urban hub, it will integrate residential, retail, commercial, and institutional spaces to create a vibrant and future-ready township.

We barely spent an hour at the site, but it was enough to get a sense of the scale and vision behind Molinillo.

A weekend retreat

Our next stop was at the site of Lauan Ridges, Rockwell’s first premium horizontal development in Batangas.

Set across 38 hectares and perched more than 1,000 feet above sea level, the estate opens up to sweeping views of Taal Lake and Mt. Maculot. And from our vantage point, it was clear that the promise of those views is no exaggeration. It’s actually easy to picture your mornings here, with Taal in the distance, framed by ridges and open skies, while Mt. Maculot is on the other side.

The first phase covers 17 ha, with lots ranging from 250 sqm to 600 sqm. Life here is imagined around wellness and the outdoors—weekends by the clubhouse and pool, quiet mornings on a yoga deck, or evenings under the stars at glamping and amphitheater spaces.

Families will enjoy the parks, playgrounds, and playfields, while the wide tree-lined avenues, underground utilities, and modern infrastructure will ensure ease and security. Grounded in its natural setting yet thoughtfully designed, Lauan Ridges has already struck a chord with buyers as nearly 70 percent of Phase 1 has been sold since its launch.

You can take your pick: a serene weekend escape or a vibrant everyday address. Either way, Molinillo and Lauan Ridges are reshaping the idea of modern living in one of Calabarzon Region’s fastest growing provinces.
