Ayala Land Estates: Gateway to bustling, sustainable lifestyles

Amy Remo

Integrated developments and estates hold a particular appeal among investors and homebuyers.

Offering a multitude of benefits, estates attract homebuyers who value convenience and ease of access to essential goods and services from the comfort of their safe, well-planned community. For investors, the appeal lies in the potential for stable returns and long-term growth, driven largely by the availability of amenities and services that attract a broad range of businesses.

This approach has long been demonstrated by Ayala Land Inc. (ALI), rightfully the country’s pioneer of sustainable, masterplanned estates that offer modern, holistic lifestyles and sound investment opportunities.

Nationwide scale

Ayala Land’s extensive portfolio of estates, managed through AyalaLand Estates Inc. (ALEI), showcases the property giant’s expertise and capabilities in transforming vast, undeveloped tracts of land across the country into bustling, sustainable mixed-use communities.

From Luzon, Visayas to Mindanao, ALEI has a total of 53 estates in various stages of development—each having a mix of residences, offices, institutions, commercial spaces, leisure hubs, healthcare facilities, civic amenities, expansive parks, and, at times, industrial parks.

But what makes these estates stand out is the fact that ALEI doesn’t simply develop. It intentionally creates thriving and self-sufficient ecosystems that allow people to live, work, and play, and companies to flourish and diversify, as they are accorded access to a conducive environment, a skilled talent pool, and ample foot traffic to support their operations.

As these estates are strategically located and masterplanned, they also ensure long-term growth and stability. Investors can thus expect their properties to increase in value over time, providing a solid return on their investments.

Picture of growth and vibrancy

A prime example is Nuvali, which spans 2,400 ha across Sta. Rosa, Cabuyao, Calamba in Laguna. The country’s first and largest eco-city, built on the principles of sustainable design, is home to residential communities, “green” offices, business centers, lifestyle hubs, prestigious schools, a Seda Hotel—flourishing alongside nature amenities such as the man-made lake, biking paths, and a wildlife and bird sanctuary.

One notable example is Ayala Land’s crown jewel, the Makati central business district, the country’s foremost financial hub and home to headquarters of MNCs and financial institutions. Beyond its commercial allure, it offers a vibrant lifestyle with upscale shopping centers, fine dining restaurants, cultural hubs, and entertainment options.

Bonifacio Global City represents a new wave of urban development—a symbol of aspiration and progress, with its modern architecture, pedestrian-friendly design, abundant green spaces, and wide array of residential, office and lifestyle options.

Future growth centers in the North

The success of these estates highlights the potential of ALEI’s emerging estates in the North such as the 1,714-ha Alviera in Porac, Pampanga; 290-ha Cresendo in Tarlac City, Tarlac; as well as the 80-ha Crossroads in Plaridel, and 40-ha Altaraza in San Jose del Monte, both in Bulacan.

Poised to become future centers of growth, these estates offer strategic locations, residences, community amenities, commercial lots, and a dynamic investment climate. Businesses can tap opportunities to gain competitive advantage while establishing a solid presence in the province.

Alviera, for one, is an emerging powerhouse offering accessibility, economic dynamism, and strong investment prospects in a prime location while Cresendo is attracting strong interest from businesses, seen in the ongoing turnover of commercial and industrial lots.

Similarly, Crossroads and Altaraza are emerging as prime central commercial nodes, with their commercial and shophouse lots catering to diverse types of businesses.

In Quezon City, there’s The Junction Place, an 11-ha pocket urban development in Novaliches; Cloverleaf, an 11-ha pocket district in Balintawak; and, along C5 Road, the 35-ha Parklinks, poised to become the greenest urban estate in the metro.

Cultivating spaces in the South

The 725-ha Vermosa in Imus and Dasmariñas, Cavite; the 121-ha Broadfield in Biñan, Laguna; and the 92-ha Areza in Lipa, Batangas will be another showcase of how ALEI continues to cultivate spaces that adapt to the needs for accessibility, efficiency, and connectivity.

With its world-class sports facilities, Vermosa promotes healthy and active lifestyles alongside a thriving commercial district while Broadfield, rising near Nuvali’s thriving ecosystem, similarly promises a haven where business aspirations can be realized. Areza is meanwhile set to become the new downtown of Lipa—the central commercial, cultural, and civic urban hub of the city.

In Taguig City, the 74-ha Arca South (Taguig) is progressing well into becoming a thriving, highly-networked, sustainable business and lifestyle district.

VisMin estates

ALEI also brought its expertise in building sustainable estates to Visayas and Mindanao.

In Cebu alone, ALEI has five estates, the newest of which are the 17.5-ha Gatewalk Central; the 14-ha Mactan Seagrove, its first ecotourism venture here; and South Coast City, a 26-ha waterside estate. In Davao, the 25-ha Azuela Cove is a prime waterside business and residential district, home to upscale residences, a St. Luke’s Medical Center Hospital, a Gaisano-led Supermarket, commercial lots, offices, and an Enderun events venue.

Drivers of growth

Today, ALEI remains at the forefront of developing well-planned estates that serve as powerful drivers of growth and meaningful, far-reaching transformations that continue to improve lives, enrich communities, create sustainable opportunities for all, while spurring progress that extends well beyond the borders of their developments.

Indeed, being part of an ALEI estate means embracing an opportunity to contribute to and benefit from a dynamic environment. It’s an investment not just in a piece of property, but in a future filled with promise and possibilities.
