SM unit fully leases Laguna warehouse
The office and industrial property arm of SM Prime Holdings, Inc. (SMPH) has fully leased its Silangan Warehouse complex in Laguna, signaling sustained demand for logistics and industrial facilities amid the continued rise of e-commerce and manufacturing activity.
In a statement on Wednesday, the Sy family-led group said SM Offices’ warehouse site consists of two warehouses with a combined gross leasable area of more than 130,000 square meters (sq m).
Of the total, around 86,000 sq m were recently leased under a multi-year agreement, completing occupancy for the complex.
Company officials said the facility’s size and strategic location were key factors attracting logistics operators that require large-scale distribution infrastructure.
“The size and location of our warehouse facilities make them well-suited to logistics operators that require scale, accessibility and operational efficiency,” said Alexis Ortiga, vice president and head of SM Offices.
Located less than five minutes from the Silangan Exit along the South Luzon Expressway, the warehouse complex provides quick access to Metro Manila and nearby growth centers in southern Luzon.
The facility is also less than an hour from Makati City, allowing logistics companies to efficiently serve major consumption hubs.
The Silangan site was designed to support high-volume logistics operations. It features wide internal circulation areas for heavy vehicles and a cross-docking system that allows faster loading and unloading of goods, helping tenants improve operational efficiency.
With the Laguna facility now fully occupied, SM Offices said it continues to offer ready-to-move-in warehouse sites in Pasig City and Taguig City while exploring build-to-suit industrial developments in several locations nationwide.
Among the available facilities is a warehouse along C-5 Road in Pasig City, situated on a 4-hectare property that offers over 20,000 sq m of floor area. It also has mezzanine space, multiple loading bays and truck maneuvering areas.
The company also identified potential sites for future industrial developments in Parañaque City, Laguna, Cavite, Tarlac, Iloilo and Davao. These are locations positioned near major expressways, ports and airports.
These facilities, according to SM Offices, can support various uses such as distribution centers, manufacturing support operations, cold storage facilities and data centers.
