Property giant Megaworld Corp. is tightening its grip on the country’s green office race—quietly but decisively.
The Andrew Tan-led developer has just added another notch to its sustainability belt after its latest Iloilo tower secured a coveted certification, bringing its portfolio of LEED-certified and registered office developments to 32—the largest in the local industry.
At the center of this push is Enterprise Two, a 12-story office building inside Iloilo Business Park that recently earned a LEED Gold rating from the US Green Building Council. That recognition alone pushes Megaworld’s tally of certified buildings to 24, evenly split between Gold and Silver.
But beyond the numbers, the strategy is becoming clearer: dominate not just office supply, but “green” office supply—an increasingly critical selling point for multinational tenants, especially information technology-business process outsourcing firms expanding in regional hubs like Iloilo.
Enterprise Two itself reflects that pivot. With 39,000 square meters of gross leasable space and large floor plates suited for outsourcing firms, the building also packs sustainability features—from rainwater harvesting to electric vehicle charging stations—designed to tick both operational and ESG boxes.
Notably, this is already the second LEED Gold-certified office project of Megaworld in Western Visayas, signaling a deliberate push outside Metro Manila where demand for greener workspaces is starting to catch up.
If anything, Megaworld’s growing green portfolio suggests the next battleground in office development may no longer be about who builds the most—but who builds the smartest.
