The marvel of midrise homes
Nowadays, houses are often categorized into just two types: vertical and horizontal homes. In reality, however, people have a third, often overlooked option to choose from–the mid-rise home.
Combining the advantages of both high-rise and landed homes, mid-rise housing offers the best of both worlds. These are multi-unit residential structures that typically feature five to 12 floors.
While ideal for small families, this hybrid housing option can accommodate groups of various sizes, abilities and ages. If you are looking to build a simple life in the city without too much foot traffic, a mid-rise home might just be for you.

The joy of being in the middle
Mid-rise homes take into account both urban density and community needs in their design.
These homes are built low enough to encourage community connections but high enough to maximize land value. They are often more affordable than high-rise residences.
Some are fitted with amenities li courtyards, swimming pools and playgrounds. Commercial and retail establishments are also often found nearby, offering daily needs and essential services.

Australia’s answer to urban housing
In Australia, local governments encourage the development of mid-rise homes using design patterns.
While designers are free to incorporate site-specific elements, the provision of mid-rise patterns ensures that residences are efficient, sustainable and livable.
One pattern that has won accolades is the Corner Lot Apartment 02 design by Spacecraft Architects. The pattern can accommodate up to 24 units, with each unit having up to four bedrooms. Each unit is fitted with a wide balcony connected to the living areas. Hallways are open air and adequately covered. A communal rooftop provides space for various amenities.
Besides its sustainable features, the design of this mid-rise home is commendable for its flexibility.
The ground level can accommodate commercial, residential or mixed-use units. The building can be constructed using brick, steel or concrete. Given its adaptable design, this kind of mid-rise home can be found on many corner lots across New South Wales.

American homes on a transit station
Designed by MV+A Architects, Riverdale Park Station in Maryland combines transit, residential and commercial uses in one planned development.
The 36-acre site is home to 231 residential units and 119 townhouses, along with mixed-use developments. Retail, office, hotel and residential spaces are designed to complement each other in a lush, vibrant setting.
According to its designer, walkability is the primary driving factor behind the estate’s master plan. The development is designed to promote a “live-work-play” lifestyle in a green, responsive urban center.
The estate has direct access to the Metro Green Line and offers its own shuttle system to the University of Maryland College Park campus. The mid-rise homes available in the area include the Pilot House Apartments.
Formerly used as residences for aviation industry workers, the building reflects its rich history through its design. Residential units range from studios to two-bedroom layouts. High ceilings, private balconies and large windows make the homes bright and airy.
Amenities include a spacious courtyard, bike storage, a game room, a business center and a fitness center. Pet-friendly amenities and services are also available in the area. Overall, Riverdale Park Station offers an appealing residential setting for students, young families and seniors.

A Filipino take on suburban complexes
In the Philippines, mid-rise complexes are gaining popularity due to their livability and convenience. In particular, one planned estate in Taguig City has been drawing interest due to its strategic location and range of offerings.
Arca South is a mixed-use development that offers a balance between green spaces and urban conveniences. The estate by property giant Ayala Land features residential projects, retail centers, office buildings and a hospital.
The area is also near several upcoming infrastructure projects, such as the Taguig City Integrated Terminal Exchange (TCITX), Skyway Stage 4, the FTI/Arca South Station of the Metro Manila Subway Project (MMSP) and the North-South Commuter Railway (NSCR). These projects are expected to reduce travel time to Quezon City, Valenzuela City and nearby areas.
In terms of homes, Gardencourt Residences is among the housing options in the area.
The development is bound by parks on most sides and is just a short walk from Ayala Malls and Landers. Amid its lush surroundings, the residences offer a garden pavilion, pool area, fitness center, sky garden and sufficient parking.
As of this writing, the Narra and Molave buildings are under construction, offering potential homeowners one- to three-bedroom configurations.
The units are all fitted with balconies, large windows and complete utility provisions. Each unit will be delivered with premium finishes, ensuring a level of quality synonymous with the project’s developer, Ayala Land.
