BIZ BUZZ: Rockwell comes to Town Center?

Everyone’s abuzz over Ayala Land’s decision to bow out of Alabang Town Center, selling its 50-percent stake to the Madrigal group for a cool P13.5 billion.

On paper, it’s a tidy exit from a mature asset, with proceeds earmarked for Ayala Land’s upcoming developments.

But Biz Buzz hears that the story does not quite end with the disclosure. Because once Ayala Land steps aside, the more interesting question naturally follows: who’s stepping in?

After all, properties like Alabang Town Center (ATC) rarely change hands without a bigger plot unfolding in the background.

And ATC, even its most loyal patrons would admit, has long been due for a serious refresh. Especially for a younger market now obsessed with experiential retail and lifestyle-driven spaces, standing still is hardly an option.

But a property as prime as ATC doesn’t reinvent itself—and with the Madrigals now fully at the helm, one name keeps slipping into the conversation: Rockwell Land.

This upscale developer—renowned for its flagship development, Rockwell Center Makati—has been on a quiet expansion roll over the past decade, casting a sharper eye southward and doing what it does best: transforming prime addresses into aspirational lifestyle statements. With its growing footprint in the South and deep familiarity with the high-end market, Rockwell would no doubt be a natural fit for reimagining a well-loved property like ATC.

So, is Rockwell Land quietly gearing up to redevelop ATC? Could Alabang soon be flirting with the idea of having the next biggest Power Plant Mall in the country?
