DMCI Homes sets P4.5-B Town Center upscaling, residential expansion at Acacia Estates

DMCI Homes is rolling out a broad infrastructure and amenity upgrade at Acacia Estates in Taguig as part of a long-term plan to sustain growth and improve livability at its flagship residential community.

Established in 2007, Acacia Estates has developed into a thriving suburban-style residential enclave known for its tree-lined roads and proximity to major business districts such as Bonifacio Global City and Makati, as well as the Ninoy Aquino International Airport.

“This upscaling initiative is designed to sustain the township’s growth, improve connectivity, expand amenities and enhance the overall living experience while preserving the suburban character that residents value,” says DMCI Homes President Alfredo Austria.

The infrastructure improvements, which are targeted to be in full swing by 2028, will focus on upgrading internal access roads to make it easier for residents to reach essential services and facilities.

A key feature is the transformation of the Town Center into a community hub. Plans include a two-storey commercial strip, supermarket and al fresco dining spaces, along with a central plaza, promenade, activity stage and upgraded landscaped areas.

DMCI Homes plans to spend about P4.5 billion for the redevelopment and upscaling of the town center.

The township will also expand leisure and green facilities, offer additional parks and nature-oriented spaces, open fields and activity zones and sustainability-focused features such as an Eco-Center and Rain Garden. Improvements will also be made to The Tent and other multipurpose venues.

Room for future growth

Acacia Estates spans nearly 130 hectares (ha), with more than 66 ha already developed and over 63 ha still available for future expansion.

The township currently hosts 14 residential projects, a mix of condominium and house-and-lot developments, totaling more than 10,000 units and accommodating roughly 25,000 residents.

At present, Mulberry Place 2 is the only ongoing residential development in the township, following the completion of Alder Residences in 2025.

DMCI Homes may launch more projects as it evaluates opportunities to develop portions of the remaining land, with over 30 ha being considered for future developments.

About 60 percent of the estate is dedicated to open and green areas, reinforcing its vision of a suburban community within Metro Manila.
