Rockwell, Pag-IBIG broaden home choices under Expanded 4PH
Rockwell Land Corp. has partnered with Pag-IBIG Fund to bring a wider range of residential properties within reach of more Filipino buyers through government-backed housing financing.
The partnership comes as Pag-IBIG expands its reach beyond entry-level housing, offering financing options that cater to the changing needs and purchasing capacity of Filipinos.
To recall, Pag-IBIG raised its maximum housing loan ceiling to P10 million per borrower, giving eligible middle-income and higher-earning Filipinos greater flexibility in financing homes in established urban centers.
Leading the ceremonial signing held Tuesday were Rockwell Land chair Nestor J. Padilla, Department of Human Settlements and Urban Development Secretary Jose Ramon P. Aliling and Pag-IBIG Fund CEO Marilene C. Acosta.
Accessible, affordable financing
The partnership comes ahead of the second National Housing Expo on Oct. 19 and 20. Rockwell will join more than 80 participating developers under the government’s Expanded Pambansang Pabahay para sa Pilipino Program (Expanded 4PH).
“This [partnership] is in line with the directive of President [Ferdinand R. Marcos Jr.] to expand the 4PH Program. [It’s] not only socialized housing—4PH now caters to the open market [which includes] developments of Rockwell Land,” Aliling said in an interview with Inquirer Property.
“We’re providing competitive interest rates through Pag-IBIG. As what [Rockwell] chairman [Padilla] said, financing is everything. Low interest rates will encourage buyers to pursue their dreams of having their own homes,” he added.
Padilla, for his part, welcomed the partnership, as he emphasized the importance of accessible financing.
“Financing is everything today. Without access to affordable financing, people are hesitant to invest. This [partnership] will allow more Filipinos to realize their dream of owning a Rockwell home,” Padilla told Inquirer.
Matching the aspirations
According to Acosta, Rockwell will identify residential projects and housing units that may be offered to qualified Pag-IBIG members, while the state agency will provide affordable housing financing, loan counseling and assistance. They will also collaborate on housing fairs, information campaigns, and home matching activities to help members explore their options.
“For many of our members, owning a Rockwell home is an aspiration. What makes this partnership especially meaningful is that Rockwell is bringing forward choices for different budgets, from affordable homes to premium residences. By combining these options with our affordable housing financing, we want to help more Filipino workers find a quality home that matches both their aspirations and their financial capacity,” Acosta said.
At present, promotional interest rates of 4.5 percent apply to loans above the socialized housing ceiling and up to P4.9 million, while 5.75 percent applies to loans above P4.9 million and up to P10 million. Both rates are fixed for the first three years and are available until December 31, 2026.
At present, the partnership covers Stonewell Acacia Homes and Stonewell Mahogany Homes in Sto. Tomas, Batangas. More developments are undergoing accreditation, including Stonewell Molave Homes and Terreno South, both located in Lipa City, Batangas; Anahaw Homes in Quezon province; The Arton in Quezon City; Fordham and Larsen Towers in Muntinlupa City; The Grove by Rockwell in Pasig City; and BenCab at Rockwell at Nepo Center in Pampanga.
