The bigger picture: Shaping the way we live and work

Press Release

At 9 a.m., a business district is already in motion. Elevators fill, meetings begin, and the city settles into its daily rhythm. By noon, the sidewalks come alive with lunch crowds and coffee meetings, offering a welcome pause between appointments. As evening approaches, the same streets bring together colleagues and friends, with conversations that linger well beyond the workday.

These moments might seem incidental, but together, they reveal what makes a business district worth returning to.

This thinking is shaping the transformation of Ayala Land Offices’ developments in Makati, where the reinvention of Tower One & Exchange Plaza and the continued evolution of Ayala Triangle are redefining how work, lifestyle, and the urban environment come together.

Beyond building upgrades, Ayala Land is creating a more connected urban experience through spaces that bring people together, encourage them to stay longer, and strengthen the destination’s sense of place.

Reimagining the Workplace in Makati

When Tower One & Exchange Plaza first became part of Makati’s corporate landscape, a prestigious address, efficient workspaces, and reliable infrastructure were the hallmarks of a premium office building. Three decades later, the landmark glass tower is entering a new chapter. As the way people work continues to evolve, so do their expectations of the workplace. For a building that has been part of Makati’s corporate life for generations, staying relevant means rethinking the daily work experience itself.

Tower One & Exchange Plaza

Launched in April 2025, the building’s enhancement program goes beyond traditional office upgrades. Former banking spaces on the ground floor are making way for new dining concepts and cafes, creating more opportunities for people to connect, take a break, and spend time within the building.

A short distance away, Ayala Triangle Gardens extends this vision beyond the original office landmark, connecting Tower One & Exchange Plaza with the wider mix of offices and lifestyle offerings across the district. Rising 40 stories, Tower 2 combines premium office spaces with dining and retail, creating more opportunities for people to move seamlessly between work and leisure. Its WELL Gold Certification recognizes its focus on health and well-being, while The Shops at Ayala Triangle Gardens offers more places to dine, meet, and spend time beyond the office.

The gardens themselves are central to this connection. Pathways and upgraded wooden canopies make moving between buildings more direct and comfortable, offering weather-protected routes through the development. A gently sloping architectural stairway leads to a central Sunken Plaza, connecting the retail podium to the surrounding greenery. An open lawn invites people to slow down and enjoy the outdoors, whether reading a book, having a picnic, or simply taking a break from the workday. Meanwhile, a tucked-away path near Makati Avenue offers a quieter spot to pause and take in the greenery.

Beefbar Brings a New Dining Destination to Makati

The next chapter of this transformation will see the arrival of Beefbar at Ayala Triangle Gardens, marking the internationally renowned dining concept’s first location in the Philippines.

Founded by restaurateur Riccardo Giraudi in 2005, Beefbar has built a global following for its contemporary take on the steakhouse experience, combining premium ingredients, globally inspired flavors, and sophisticated design. The brand has since expanded to some of the world’s leading cities and destinations, including Paris, Milan, Dubai, Hong Kong, Mykonos, and São Paulo.

Adding another dimension to its first Philippine location, Beefbar at Ayala Triangle Gardens will also feature a speakeasy, offering guests a more intimate setting for drinks and after-hours gatherings. The concept extends the experience beyond dining, creating another destination for professionals to connect and unwind after the workday.

Beefbar’s arrival at Ayala Triangle Gardens forms part of Ayala Land Offices’ efforts to build a stronger workplace ecosystem, bringing together premium offices with world-class dining, retail, lifestyle experiences, and green spaces within one connected business destination.

“As expectations for the workplace continue to evolve, people are looking for environments that offer more than just a place to work. They want spaces where they can connect, collaborate, and enjoy experiences beyond the office,” said Hamm Katipunan, President and Chief Executive Officer of Ayala Land Offices. “The arrival of Beefbar at Ayala Triangle Gardens reflects our commitment to creating a world-class workplace ecosystem that brings greater value and experiences to our tenants and their people.”

Warm interiors and considered details define Beefbar’s distinctive approach to dining.

For the Ayala Triangle Gardens community, Beefbar adds a new destination for business lunches, client meetings, after-work gatherings, and evening drinks, all within steps of the workplace. Together with its speakeasy concept, the restaurant adds to the development’s growing mix of experiences that allow people to move seamlessly from the workday into leisure.

Beyond the Buildings

A business district is more than the sum of its towers. It’s the favorite lunch spot, the coffee meeting that runs longer than planned, and the gathering that extends beyond the workday.

Through the reinvention of Tower One & Exchange Plaza and the continued evolution of Ayala Triangle Gardens, Ayala Land is reshaping how people experience Makati City, bringing work, dining, and everyday life closer together.

The office may bring people to the district, but it’s the experiences beyond the desk that give people reasons to stay and return.
