Megaworld to build beachside village
Megaworld Corp. subsidiary Global-Estate Resorts, Inc. (GERI) is developing an 18-hectare (ha) exclusive residential village within the 116-ha Nascala Coast. It is a beachside township rising in Nasugbu, Batangas.
In a disclosure on Thursday, Megaworld said the project called Villa Scala will offer 217 residential lots set across rolling terrain with views of Nasugbu Bay, the West Philippine Sea and nearby mountain ranges.
Lot sizes will range from 407 square meters (sq m) to 1,081 sq m. The project’s design draws inspiration from Italy’s Amalfi Coast.
“Villa Scala captures the essence of Nasugbu’s distinct allure, where pristine beaches, breathtaking mountain vistas and a deep appreciation for nature welcome everyone,” said Rachelle Hernandez, first vice president of Megaworld Global-Estate, Inc.
Hernandez added the company aims to further transform Nascala Coast into “a thriving coastal address where generations of families can flourish.”
Situated within Nasugbu’s premium coastal corridor—an area known for luxury resorts and private beach communities—the development is positioned as a maritime destination.
Future residents are expected to gain access to a nearby marina designed for yachting, sailing and other marine leisure activities.
A centerpiece of the village will be the Villa Scala Clubhouse, perched on a cliffside near the beach and designed with a contemporary take on Positano-style Mediterranean architecture.
The structure will feature floor-to-ceiling glass walls, function rooms, a fitness center and an open courtyard overlooking the surrounding landscape. An infinity pool set on a cantilevered deck will extend toward the sea.
Nearly 40 percent of the village will be allocated to landscaped parks and open spaces, while roads will be up to 15 meters wide.
The project will also use an underground cabling system for electrical and telecommunication utilities to help preserve panoramic views.
GERI plans to begin development next year, with completion targeted by 2032. The project is expected to generate about P7 billion in sales.
Nascala Coast is about a 2.5-hour drive from Metro Manila and roughly an hour from Tagaytay, accessible through major highways such as SLEx, Cavitex and the Ternate-Nasugbu Highway. Travel time is expected to improve further with the upcoming Cavite–Batangas Expressway.
Envisioned as an integrated leisure estate, Nascala Coast will combine residential villages and beachside condominium clusters with commercial hubs, mixed-use centers, leisure destinations and town centers.
