Calabarzon strengthens as a prime property market

The Calabarzon Region, which comprises the provinces of Cavite, Laguna, Batangas, Rizal, and Quezon, is recognized as an industrial powerhouse and one of the top contributors to the Philippine economy.
According to the Philippine Statistics Authority (PSA), the economy of Calabarzon grew by 5.6 percent in 2024, up from the 5.2 percent it recorded in 2023. It also accounted for 14.7 percent–the second largest share among Philippine regions–of the national GDP in the same year.

Infrastructure improvements
Because of the region’s important contributions to the country, continuous improvements in its infrastructure are expected from the national government. The strong investment appetite in the region is also fueled by improving infrastructure connectivity.
Officials from the Department of Economy, Planning, and Development (DepDev), formerly the National Economic and Development Authority (Neda), said in June that ongoing infrastructure developments in the provinces of Cavite, Laguna, and Batangas have significantly pushed the region’s GDP, valued at P3.10 trillion.
Calabarzon also remains the only region in the country that is predominantly industrial. DepDev reported that the region’s industry sector, valued at P1.53 trillion, contributes the largest share in the regional GDP, followed by the services sector at P1.42 trillion, and the agriculture, forestry, and fishing sector at P138 billion.

A prime market
Building on this strong economic base, real estate experts continue to highlight Calabarzon as a prime market for property developers.
In October last year, Lobien Realty Group said the rising trend of commercial and residential developments in Calabarzon would likely continue given the region’s vibrant economy.
As an industrial powerhouse, the region is home to 31 world-class industrial estates and economic zones. Major road infrastructure such as South Luzon Expressway (SLEx), Manila-Cavite Expressway (Cavitex), Cavite-Laguna Expressway (Calax), Muntinlupa-Cavite Expressway (MCX), SLEx Toll Road 4 and the planned railway for the region further justify its place as a top-of-mind residential location.

Earlier this month, Colliers Philippines also noted that the Cavite-Laguna-Batangas corridor remains an attractive option among investors and end-users who plan to live and invest in less dense communities, especially given its proximity to Metro Manila. It is one of the most competitive hubs in the country, enticing not only industrial players but also a wide range of support industries.

New infrastructure
One of the biggest recent projects in the region that is expected to boost the region further is the Carmona-Biñan Extension Road, which can help ease traffic congestion and improve connectivity between the two cities.
The project involves the opening and concreting of more than 2.3 km of road, widening of existing roads, installation of drainage and slope protection structures, and construction of a 30-meter bridge.
Ayala Land is one of the biggest developers committed to supporting the growth of Calabarzon. The property giant, through AyalaLand Estates, has laid the groundwork for growth in Southern Luzon, long before its full potential came into view. Its ongoing projects in the region will benefit greatly from access through Calax and the Carmona-Biñan Extension Road.
