The advantage of looking North

Opportunity is increasingly moving north.

As infrastructure unlocks new growth corridors and economic activity moves beyond traditional urban centers, provinces north of Metro Manila are emerging as viable investment destinations with significant upside potential.

This is apparent in places like Pampanga, which is seeing strong investment interest and growing demand for masterplanned communities, owing to better connectivity, expanding industries, and availability of land.

Centrala will allow businesses to enter the Kapampangan market at a time when urban growth is steadily strengthening.

Center of gravity

Economic indicators support this point.

Latest figures from the Philippine Statistics Authority showed that Central Luzon’s economy grew by 6.5 percent in 2024, sustaining its position as the country’s third largest regional economy. It contributed 11.1 percent to national output, driven largely by strong performances across industry and services.

Pampanga mirrored this regional expansion, with its economy growing 5.1 percent in 2024. This province is increasingly establishing its own economic center of gravity, supported by expanding commercial activity and manufacturing strength.

And, given its population of more than 2.6 million, Pampanga also has the scale to sustain housing demand and consumer markets.

Geography of opportunity

Helping fuel this growth is Pampanga’s accessibility. Improved infrastructure is not only reducing travel time, but is also creating a new geography of opportunity for the province.

Positioned along major transport corridors such as North Luzon Expressway, Subic-Clark-Tarlac Expressway and Tarlac-Pangasinan-La Union Expressway, Pampanga connects efficiently to Metro Manila, Subic, and northern growth areas, while the Clark International Airport strengthens its role as a logistics and aviation hub.

Upcoming projects like the North–South Commuter Railway and the Bataan–Cavite Interlink Bridge are seen to further improve connectivity, which will no doubt influence how people choose to live and where businesses position themselves for growth.

And this early, the benefits are evident.

The town of Porac, for one, is emerging as a new residential frontier. Its large land availability and proximity to Clark make it well suited for masterplanned estates that balance urban convenience with environmental quality.

Angeles City also rises as Central Luzon’s commercial anchor. Districts in this highly urbanized city, including the Clark Freeport Zone, fuel a diversified economy that positions Angeles as a lifestyle hub and a thriving business base for companies scaling north.

Alveo’s expansion in the North

In Angeles City, Alveo offers a conducive investment climate in its rising mixed-use district.
