Unlocking Southern Luzon’s economic potential

Amy Remo

Connectivity is laying the groundwork for Southern Luzon’s next economic leap.

Amid the continued infrastructure buildup, particularly in the Cavite and Laguna corridor, the Calabarzon Region has been emerging as its own growth engine, attracting businesses, institutions, and families drawn to the promise of space, access, and opportunity.

Helping fuel this progress is a property giant whose vision and work have redefined Southern Luzon over the decades. Long before the region became a hotbed for investment, Ayala Land Inc. has already recognized its potential and begun shaping it through sustainability-led, masterplanned developments.

A network of estates

Today, the company’s decades of strategic planning and rollout have culminated in a thriving network of estates that continues to define the rise of the South. These include Nuvali and Broadfield in Laguna, as well as Aéra and Southmont in Cavite.

Spanning more than 4,500 hectares, these four estates are physically and economically connected, strengthened by key infrastructure such as the South Luzon Expressway (SLEx), the Cavite-Laguna Expressway (CALAx), and the Carmona–Biñan Diversion Road.

Ayala Land’s foresight is indeed bearing fruit now, unlocking real impact as seen in the faster logistics for businesses, more foot traffic across the region, more reliable and convenient access for residents, and sustainable decentralization for local governments.

A critical invisible framework

As a network, the estates complement and support one another, too.

Nuvali stands as the regional central business district of Calabarzon, while Broadfield is touted as the first business campus in the South. Aéra is seen more as a contemporary premium estate designed for elevated living, whereas Southmont is your modern, connected suburb in the South.

Together, these estates illustrate how connectivity can transform estates from standalone developments into interdependent hubs that help power the regional economy.

Beyond offering convenience, connectivity serves as a critical invisible framework that enables estates, industries, and communities to function as part of a much bigger integrated system. After all, when places are strategically linked, opportunities multiply, and when mobility is seamless, growth is no doubt poised to accelerate, much like what’s happening in these estates in the South.

The ‘Rising South’

The 2,400-ha Nuvali is Ayala Land’s most established estate in the South. Anchored by a 200-ha CBD, Nuvali integrates residential, commercial, educational, and institutional components, all within an environmentally conscious masterplan.

Home to 31 residential communities, institutions like Xavier School and Miriam College, and the evolving Lakeside District, Nuvali is designed for livability and self-sufficiency. Its continued expansion, including the redevelopment of Ayala Malls Nuvali and the Santa Rosa Civic Complex, affirms its role as a key regional center.

North of Nuvali meanwhile lies Broadfield, a 120-ha estate in Biñan that’s touted as the first business campus in the South. Its edge lies in its surrounding infrastructure. With direct road links, it enjoys proximity to De La Salle University Laguna Campus and Laguna Technopark, which strengthens its position as a future-ready hub for business and learning.

The estate also connects to CALAx and the Carmona-Biñan Diversion Road, placing it along a strategic transport corridor that ensures regional access.

In Carmona, Cavite, Aéra introduces a new standard for premium mixed-use estates. Spanning nearly 1,000 ha and developed in partnership with the Kuok Group, Aéra brings together residences, commercial districts, and recreational spaces across a hilly terrain. Like the other estates, it also directly benefits from the Carmona–Biñan Road, which positions it for faster access to CALAx, Nuvali, and Biñan.

In Silang, Cavite, Southmont meanwhile delivers a modern suburban experience to families and professionals. Developed in partnership with Cathay Land, this 800-ha estate is built around wellness, mobility, and community, with amenities like a sports club, bike trails, open spaces, and Chiang Kai Shek College.

Fueling the rise

With connectivity serving as a defining principle rather than a privilege, Ayala Land is able to drive momentum, shaping how people and businesses move, live, and grow in the South. It is evident in these four estates that form part of Ayala Land’s bold, integrated vision—one aimed at unlocking the full potential of Southern Luzon.

Connectivity, after all, defines opportunity, linking people, places, and enterprises in ways that drive transformation. And this is how Ayala Land has been truly fueling the rise of the South.
