Vermosa Estate catalyzes progress in Cavite through connectivity

Access is proving to be the new currency of urban value and growth.

More than ever, communities are being measured increasingly by how well they connect people to places, businesses, and opportunities.

In fact, many are defining the livability of a community by its connectivity because for residents, this means freedom, measured in the time saved when essentials are within reach. For businesses, it means having the advantage of speed at which talent and trade can flow. And for local governments, connectivity is often regarded as a vital indicator of a community’s capacity to contribute to economic growth.

This is precisely why Ayala Land places a premium on connectivity. The property giant has long recognized that estates thrive if their promise of lifestyle and commerce collapses are matched with strong mobility connections.

From the outset, connectivity has already been well ingrained in its masterplanning, ensuring that road access, transport hubs, and commuter-friendly amenities are integrated in its estates. This ensures that Ayala Land’s estates are convenient, resilient, and attractive.

Connectivity as growth catalyst

A prime example is Ayala Land’s Vermosa estate. This 752-ha integrated development is touted as one of the most connected estates south of Metro Manila, making it a convenient and natural extension of Metro Manila, while offering the scale and openness of suburban living.

Connectivity is one of Vermosa’s defining strengths. The estate sits along Daang Hari Road, with seamless access to major arteries such as the Muntinlupa–Cavite Expressway (MCX), South Luzon Expressway (SLEx), and Manila–Cavite Expressway (Cavitex), and will soon be linked to the Cavite–Laguna Expressway (Calax).

Vermosa promotes green mobility with EV charging stations, bike parking and dedicated bike lanes for a safer, easier estate commute.

Complementing this strategic road access is the Vermosa Transport Terminal, which opened in early 2025. This facility—which consolidates 13 routes spanning Alabang, Makati, Bonifacio Global City (BGC), Manila, and key locations in Cavite—was designed to serve not only the residents but also office workers, retail employees, and guests in this emerging destination in the south.

Here, one can hop on to any of the point-to-point buses going to One Ayala Makati; UV Express shuttles going to BGC and Alabang. There are also multicab routes linking to the Parañaque Integrated Terminal Exchange (PITX) and Ayala Malls Manila Bay, as well as to Dasmariñas, General Trias, and Imus in Cavite.

The terminal itself is also layered with practical touches. It has food kiosks for the convenience of commuters, and is near Ayala Malls Vermosa, ensuring mobility is efficient and humane.

Mobility as an economic engine

Vermosa’s connectivity has become its economic engine, unlocking potential as it draws major locators and anchors investments that fuel a sustained cycle of growth.

The opening of Landers Vermosa—the country’s largest and Cavite’s first—signals the estate’s retail gravity. The Shops at Vermosa continues to attract diners and leisure seekers, while the 41,000-sqm Ayala Malls Vermosa has redefined shopping with its sports-oriented retail concept. Together with institutions like De La Salle Santiago Zobel and the 8-hectare Ayala Vermosa Sports Hub, these anchors thrive because Vermosa is both highly accessible and easy to navigate.

The momentum is evident in the numbers. Vermosa now draws 111,000 visitors monthly, as well as 36,000 bikers and joggers taking advantage of its active-lifestyle amenities. Ayala Malls Vermosa alone welcomes about 40,000 average weekend visitors. At full build-out, Ayala Land projects the estate will host 30,000 residents, support some 500,000 workers, and attract as many as one million daily visitors.

Residential communities are rising in tandem with this expansion. The Courtyards, Ardia, Avida Verra Settings, and Amaia Series Vermosa are all ready for turnover, while the newly launched Crescent Grove by Ayala Land Premier, Alveo’s Caleia and Avida Sentria Storeys further highlights the estate’s livability.

The horizon promises even more. Opening in the next several years are the Vermosa Central Park, the 500-seat San Sebastian Parish Church, and Philippine Red Cross Cavite headquarters. Industrial growth is also on the way through the development of the warehouse and storage facilities of AyalaLand Logistics Holding Corp.

Beyond economics

This is the multiplier effect of connectivity. It attracts capital, lifts land values, sustains businesses, and broadens labor markets. Beyond economics, the impact is also deeply human. The wide bike lanes and pedestrian corridors make movement healthier and more dynamic, while the expansive green spaces ensure that the estate stays breathable even as it grows denser.

As Vermosa continues to grow, its vision remains clear: to be a place where accessibility meets aspiration, and where every day is an opportunity to live fully, move freely, and invest wisely.
